in 1985 we replaced the small garage with a 1,000 sq.ft. utility building consisting of a 2 car garage, covered parking , an office and a laundry room. we also upgraded the electrical panel to 200 amps with a sub panel to the utility building. After the 1994 earth quake we rebuild the house and brought it up to code and according to earthquake standard. We added a new gable end and moved the stairway to the second floor and created more usable space up and downstairs. The master bedroom has a vaulted ceiling of T & G knotty pine and a french sliding door to the balcony which was cantilevered by mega beams engineered to code with a view on the east side of the Verdugo mountains and on the south and west side Griffith park and the Hollywood Hills. The upstairs master bath was updated and remodeled with double width jetted bathtub. The upstairs front bedroom ceiling was raised to create more headroom and new custom windows were installed. The whole interior old lath and plaster was removed and replaces with drywall all interior and exterior doors were replaced with solid Douglas fir and mahogany front door. All exterior walls were insulated and a 2 zone central heating and AC unit was installed, all plumbing was upgraded to copper and all electrical wiring brought up to code. All windows were replaced and new french sliding doors installed to the side brick patio. Since the back balcony was cantilevered we installed french sliding doors across the back of the house giving a view of the swimming pool and the backyard. We build a redwood deck across the back of the house. We replaced all the kitchen cabinets with new Redwood custom cabinets and replaced all appliances with high end ones. All flooring was replaced with ceramic tile and carpeting . A new prefabricated gas and wood burning fireplace was installed. No expense or effort was spared to make this our dream home. It is a must see to appreciate all the details that wend into the planning.
