This beautiful, open, waterfront home was completely renovated in 2005. It sits on protected Bayou Grande just minutes by boat or car from the Gulf, Pensacola Beach, and downtown Pensacola. Tie up your boat to the dock or just enjoy it for sunsets, fishing, and cocktails. Grill dinner on the deck under cafe lights with the smells of citrus, rosemary, and confederate jasmine from the yard. Sit around the fire pit in the evening, roast marshmallows and listen for dolphins. Watch from the dock as the Blue Angels practice overhead most Tuesdays and Wednesdays and put out a fishing line for a red drum or speckled trout while you're enjoying the show. Martina and I bought this house in 2014 because we loved the open kitchen and living area looking across the tranquil bayou to the undeveloped shore. When the house is rented we live elsewhere; when the house isn't rented we often move back in. As such, the house is well supplied with everything from countless wine glasses, a paddle boat, several fishing poles, water toys, books, games, hammock, a dual monitor desktop, two refrigerators, paddle board and kayak if requested, and table settings for far more people than you should have in the house! Each of the four bedrooms has a comfortable queen size bed, bedside tables, lamps, and and ceiling fans. The living room has two pull out couches in addition to a love seat and an oversize incredibly comfortable sectional. The master suite is at the back of the house opening onto the gated back yard with raised bed gardens and plenty of room for your boat trailer. The hall bathroom features a double vanity, a shower stall, and a jetted garden tub with a shower. The full bathroom off the living area features another shower stall. The house has two refrigerators, high efficiency front loading Bosch washer and dryer, robotic vacuum, electric kettle, blender (mandatory for frozen drinks on the dock), along with other expected appliances. Speakers in the living area and outside deck compliment evenings in. Each bedroom has its own flat screen, but feel free to unplug and enjoy a rocking chair on the deck or the hammock in the yard. The house has an alarm system and you will be given a unique code. The front of the house faces Bayou Grande and features a wide low deck and 120' of yard before the bayou, great for croquet (provided) or cornhole matches! The waterway is unique because the south side borders Pensacola Naval Air Station (make sure to check out the museum!) and parts thus remain undeveloped. The bayou bottom is soft sand and water visibility is at least 4' normally, great for kids playing or a paddle board and glass of wine. If you're planning on bringing your boat, be aware that the bridge limits vertical clearance to 13'8" and your draft should not exceed 4.5' in the summer or 3.5' in the winter if tying up to the end of the dock or using the slip. The back yard, while not particularly attractive, is surrounded by a privacy fence and does have easy access and concrete for parking boat trailers. Our bay boat will likely be in the boat lift and the trailer in the back yard. The houses along the Bayou Grande are nice - the one next to us is currently listed for $650k - but the neighborhood changes as you leave the water. Mobile homes are common and property prices decrease dramatically. If you want romantic strolls through a charming neighborhood, this is not the house for you. If you want stunning sunsets from your own dock and plenty of room for the whole family to relax and socialize together, then the house should be ideal.
