This house sits on a 1 acre lot outside the city limits. Although this home is currently a 3 bedroom house, it can easily be updated to a 4 bedroom if needed. The main structure was built in 1960, but updated in 2014 with new kitchen cabinets, new plumbing, and new water heaters. All floors were refinished, some covered with laminate to match the original oak wood floors. A new 12x50 wood deck was added in 2016 as well as an outdoor kitchen with grill and smoker. The master bedroom suite was added in 2019 with a bedroom, bathroom, toilet area, water heater, and his/hers walk-in closets. There is an in ground pool in the backyard but it is being filled in so will not be available. There is a 12x30 shed in the backyard for your lawn equipment and a 2 car carport in the front yard. In addition, there are full hookup services on a separate meter which can be made available for your RV if requested. The property is on a septic system which will be pumped prior to being rented. We are still onsite, so the property will not be available to tenants until March 1, 2025, but can be viewed starting January 15th by appointment with at least a 24 hour notice. Initial term of lease is 6 months. After initial term, lease can be extended for 12 months if desired with no increase in rent. Lease payment will be collected by landlord on the first of each month onsite. Payment can be made by cash, money order or check from a local bank. No out of town checks yard will be accepted. All utilities will be set up and paid for by the tenant, including electric, water, and trash. The yard will be maintained by the management at no cost to the tenant. Electric is provided by United Cooperative Services, water by Johnson County Special Utility District, and trash pickup is available from multiple companies. At this time, Bobs Garbage is the most cost effective. There is a $40 non refundable application fee, a background check will be completed in order to qualify prospective tenant. No drug convictions, felonies, or theft of service convictions will be allowed.
