Applications received at the same time will be prioritized by the desired date of move in and priority will go to applicants that have toured the interior of the property. One or two small cats or well-behaved dog allowed on a case-by-case basis (cats must be neutered and fully litter-box trained, no puppies), with additional pet deposit. No smoking allowed. Owner pays water (which saves you about $180/month!!) and garbage, tenant pays all other utilities. Note that the driveway is the shared walk-way to ADU entrance (small backyard "house" that is rented out separately). Tenant expected to do basic upkeep of yard (watering in Summer as needed, occasional pruning and weeding). SCREENING CRITERIA: Excellent credit score Verified income, at 2.5x Income-to-rent ratio (NOTE: proof of income (eg: paystubs from last 60days) will be required along with application) Verified rental history with no evictions (rental references required) Willing to sign 1yr lease or longer Clear criminal record history; Every adult intending to live at the residence must submit an application, meet screening criteria, and sign the lease Proof of rental insurance required prior to move in; Lease begins August 1st 2025 (there may be some possible flexibility, please reach out about this if needed) At move in, last month's rent and $1600 security deposit plus any pet deposit are required. First month's rent payment is due at lease signing (within 3 days of having the rental application approved).
