This home is a very comfy cozy place, with everything right where you need it! The home was purchased from the original owner in 1995. Style is Craftsman Cottage, with 4 rooms that are 13'2"x 13'2". Bathroom, small hallway w/storage closet and kitchen are in a straight line, with kitchen being galley style, 8'x13'2", and hallway and bath split the remaining 13'2"x8'. House has a full basement that has recently been fully waterproofed, with dual evacuation pumps. Roof was replaced in 2004. House was sided in 2006, using DuraMax vinyl siding that has app 1/2" of Styrofoam for insulation purposes. At that time all windows in the home were replaced w/vinyl, double pane UVA-UVB resistant windows that swing out for easy cleaning. We kept the 3 pane look on the top window to stay w/the Craftsman look. Gutters & downspouts were also replaced, and gutter caps were added. In 2008 HVAC was replaced, and has been under bi-annual maintenance contract w/installer since. This system is great! Rarely does it take more that 20 minutes to be comfortable once you activate the system. Home is on corner lot, and has paved parking area, large enough for 3 cars. Street side of back yard has wood privacy fence. Entire back yard is fenced, w/additional fence & gate across the middle of the yard for a pet area and people area if desired. Once in the back yard, there is a massive forsythia. Along the back cinder block wall there are over 30 azaleas that burst into color every spring, as well as volunteer trumpet vine that drapes over the higher fence along the top of the wall. In the side yard, there are red & white azaleas down the length of the house, as well as a huge 7 Sisters rose bush. Along the front porch are blue hydrangeas. On one side is an empty raised flower bed, on the other side are a Carolina jasmine and a gardenia. There is space along the front wall (wall is app 10" high) for flowers down the wall’s length. At the end of the sidewalk is an arbor that has a huge wisteria draped over it that doesn't know it should only bloom once in the spring! Each leg of the arbor is in a raised 4'x4' bed (made of 6" stone pavers) that create a space begging for bright and pretty flowers. House is 7 miles from downtown Atlanta, 15 minutes from the airport, and within minutes of each of the major highways, I-20,75,85,& 285. It is about 15 minutes from the Cumberland Mall area.
