Maintenance & Repairs Tenant agrees to: Keep the property clean and sanitary. Notify the landlord promptly of needed repairs. Not damage, remove, or alter fixtures without permission. Landlord shall maintain all major systems (plumbing, heating, electrical, structure) in safe, working order. 7. Entry by Landlord Landlord may enter the property with at least 24 hours' notice for inspections, repairs, or to show the unit to prospective renters/buyers, except in emergencies. 8. Rules & Conduct Tenant agrees to: Respect neighbors and avoid excessive noise. Not engage in illegal activity. Keep the yard and common areas neat and free of debris. Comply with all local housing and health codes. 9. No Smoking Policy This is a non-smoking property. Smoking of any kind including cigarettes, cigars, vaping, or marijuana is not permitted anywhere inside the home, attached structures, garage, or within 25 feet of the building. Tenant shall be responsible for any damages, cleaning costs, or odor remediation related to smoking violations. 10. Mail Collection The landlord, Kyle Sharkey, may enter the property for the limited purpose of collecting personal or business mail delivered to the premises. Landlord agrees to provide reasonable notice and will not disturb the tenant's quiet enjoyment during such visits. 11. Termination / Move-Out At the end of the 6-month term, either party may choose not to renew by giving at least 30 days' written notice. Condition of Premises Tenant acknowledges that they have inspected the premises and accept it in good condition, except as noted in the move-in checklist attached.
