Looking for a responsible tenant to rent our place on Holland Michigans' Northside for approximately 4-6 months this winter, available 11/1/20. The tenant will have access to the majority of our 3 bedroom/1.5 bath home. The home is located near bike paths & cross country ski trails, two small public parks, one county and one state park on Lake Michigan, and a few additional beach access points in 2 mile radius. Quiet, peaceful neighborhood on a dead-end cal-du-sac, where you can sometimes hear the waves crashing on Lake Michigan. The home would be ideal for a college student or someone new to the area, in the process of looking for a permanent home. Our place will be furnished and the occupant would have access the majority of the home, a bedroom or two, a basement gym & work-out area, a garage stall, some storage space, & possibly an office. A large sunroom & wrap around deck, gas grill & fire pit. Fresh paint throughout. New, laminate flooring in kitchen, dining, sunroom, hall & basement. ROKU for Netflix/Hulu Access. Owner pays utilities including heat, assuming the monthly rate does not exceed normal use standards. Tenant will be responsible for any excessive usage, not to exceed $200. Cable wifi w/ Roku & Chromecast included. There is no cable TV at this address. One pet would be a discussion, and additional surcharge. The Owners will be financially responsible for the following: -Monthly utilities (examples: Electrical; Gas; Heat; Garbage/Recycle Collection; Cable/Internet) -Working Appliances (eg: kitchen; washer/dryer; etc.) -Home Insurance for appliances, etc. The Tenant will be financially responsible for: -Maintaining a smoke-free/vape free home -General upkeep, cleaning, November leaf removal & winter snow removal. -Monthly agreed upon rental amount of $1000. per month payable on, or before the last day of the month. -A $300. Good-faith deposit is due when the Housing Agreement is signed to hold the home for the tenant. The $300. and an additional $700 will be considered the damage deposit ($1000 total). This and the first month's rent is due before occupancy. The damage deposit will be returned within 30 days of the closure of this agreement, after a detailed review of the property. Tenants that can be met in person, and can pay in cash will be given preferential consideration. Absolutely NO sub-leasing!
