This is a fine brick home, built in 1978. It is built on a 2000 sq ft concrete slab that sits up 18 inches off the ground. The slab has no breaks in it. The once indoor garage was transformed into an additional room before I bought the home in 2002 and has sheetrock walls, and a ceramic tile floor I installed when I bought it. This home has never flooded. I have a Survey of the home and acre it sits on. This home's value has risen during the spring and summer for the past 21 years. It was appraised at $267K last June, and went up monthly after that. You can see the recent yearly values in the history here on Zillow. I will need about 2-3 weeks after closing for me to hire people to pack and remove my furniture, books, clothes and other property before buyer assumes possession of the home. This house would be perfect for someone who wants a solid, well built home that has a new roof installed in April 2021. The home still needs a few repairs. But an appraiser said it would only cost appx $20K to put in new central AC, flooring, paint a few walls, make small sheet rock repairs. The wiring and water systems are fine. A home buyer could take their time doing this after they move in. The house has central heating, and a new condensation retainer in the attic already installed awaiting new AC unit. I am asking $179K for this house, which is currently valued at $262K in June and has been valued at $280+K for the past several years by August. I am selling FSBO (for sale by owner) "as is". The majority of buyers who contact me are seeking to buy it for as little as possible. They want to ignore the facts that the several lovely brick homes that were built near mine 40 years ago of quality materials like mine, still have the same owners. So there are no comparable "recent sales", which they conveniently use as an excuse to compare my home to the recent sales that were not built as well as mine and are currently up for sale or actually sold at much lower prices. I would not be moving except after 21 years, I want to move closer to my family. My house insurance has replacement value near 280K I am selling at a great bargain to the buyer. 179K offers a chance to fix it up with a new AC unit, flooring, paint walls, make small repairs and sell it for a big profit during the summer, or buy it for your family. I am not interested in selling to anyone who wants to charge me huge refurbish prices for landscaping, huge prices for painting, flooring, or AC prices that I know can be done much cheaper by dealing with local companies some of whom I have quotes I can offer the buyer . If you are seeking a home for your family, you can buy it, move in soon and fix it up as you go. I replaced the roof in April 2021, not because it leaked, but because it was 20 years old and the insurance company wanted a new roof installed. I had the exterior wood (mostly under eves) on this home replaced and painted 2 years ago. Contact me via Email. I do not text. The neighborhood had extensive work done in the water removal system by installing gigantic underground water tunnels to get rid of rain water as fast as possible after Hurricane Harvey in 2017. Make an appointment and look inside the home at your convenience
