Landlord's Right to Enter The Landlord may enter the premises for repairs, inspections, and to show the property to prospective tenants or buyers, or to comply with applicable laws or regulations. Except in emergencies or if the Tenant consents, the Landlord will provide reasonable notice before entry. Abandonment If the Tenant leaves the premises before the end of the lease term, the Tenant remains responsible for all rent due under this lease until the end date. The security deposit may be used to cover unpaid rent and damages. If the Tenant is absent for three consecutive weeks without written notice to the Landlord, the Landlord may consider the property abandoned and re-rent the premises. Any personal property left by the Tenant will be disposed of according to applicable laws. Sale of Property Upon transfer of ownership of the property, the Landlord's obligations under this Agreement are released, and the new owner assumes the Landlord's obligations. If the new owner needs to reside in the property, the Landlord can terminate this Agreement with a month's notice to the Tenant. Special Conditions Any amendments to this section must be added in blue ink and removed in red ink, with the initials of the Landlord. Rules The Landlord may establish additional reasonable rules for the use and occupancy of the property and the building in which it is located. Tenants acknowledge and agree to these rules upon signing this Agreement. Tenant Rules and Obligations Tenants agree to the following conditions unless otherwise specified in writing by the Landlord: Use the premises for residential purposes only. Do not engage in illegal activities or activities that harm the reputation of the property or neighborhood. Do not remodel or make structural changes to the property. Avoid excessive noise and activities that disturb neighbors or other tenants. Do not keep pets without the Landlord's consent and clean up after any permitted pets. Do not smoke inside the property. Obey all lawful orders, rules, and regulations of governmental authorities. Keep the premises clean and in good repair, normal wear and tear excepted. Maintain adequate heat in cold weather to prevent damage. Do not allow guests to reside in the property without prior written consent from the Landlord. Obtain written consent from the Landlord before subleasing any part of the premises. Be responsible for all acts of negligence or breaches of this Agreement by the Tenant(s), guests, or invitees. Vacate the premises at the end of the term and return all keys and garage door openers to the Landlord. Obtain written consent from the Landlord before: Painting or making alterations. Installing signs or fixtures. Driving nails, tacks, or screws into walls, ceilings, floors, or woodwork.
