Applicant Screening Criteria:
Applications are processed securely directly through Zillow ($35 fee paid by applicant to Zillow). To qualify, applicants must meet the following baseline criteria:
Income: Gross monthly household income must be at least 2.5x the monthly rent (verified via recent paystubs/W-2s).
Insurance Requirement: Approved tenants must maintain a tenant liability renter's insurance policy of at least $100,000, explicitly covering pet liability/damages.
Voucher Holders / Section 8: Housing vouchers are gladly accepted! For applicants with verifiable housing assistance, the income requirement will be calculated based solely on the applicant's individual out-of-pocket rent portion, as required by law. The property must pass a Tacoma Housing Authority (THA) safety inspection prior to final lease execution.
Credit & Background: Solid credit history with no active collections, bankruptcies, or history of evictions. A comprehensive background check will be reviewed.
Policies: Absolutely no smoking or vaping permitted on the property.
