Adverse housing references are grounds for immediate denial of an application. 10. Criminal background containing conviction of a drug or sex related nature may be grounds for denial of rental application. 11. No prior evictions. 12. Credit score of 640 or higher required. 13. Your move in date must be within two weeks or less from the application date. 14. One small dog or cat okay upon owners approval with a non-refundable pet fee of $500 per pet. 15. This is a no smoking/no marijuana/no vaping property. 16. There is a one time administration fee of $150.00 upon lease signing. Tenant is responsible for this fee.
