Tenant Expectations and Lease Terms All occupants over the age of 18 must complete a separate rental application and be listed on the lease agreement. A $50 non-refundable application fee per applicant is required to cover background and credit checks. A security deposit of $2,000 is required and is fully refundable subject to the terms of the Residential Lease Agreement. The deposit must be paid within 24 hours of lease signing, or the agreement may be considered void. Pets may be allowed upon approval. An additional refundable pet deposit of $500 per pet is required and must be paid within 24 hours of lease signing. Applicants must provide references from homeowners, landlords, and/or property managers from their two most recent residences, including their current residence when applicable. Applicants may also be asked to provide the reason for leaving their current residence. Rent payments must be made electronically via Venmo or Zelle unless otherwise agreed upon in writing. Tenants are required to maintain renter's insurance throughout the duration of the lease. Combined gross monthly household income should be approximately three (3) times the monthly rent. If income requirements are not met, an additional deposit and/or advance rent payment may be required. No alterations or modifications to the property, including paint, fixtures, or installations, may be made without prior written approval from the landlord. Tenants are responsible for maintaining the lawn, including mowing at least once every two weeks during the growing season. Yard watering is required as reasonably necessary to maintain the lawn and help protect the property foundation, subject to local watering restrictions and weather conditions. Tenants must maintain the property in compliance with all applicable City of Denton ordinances and codes. Smoking is strictly prohibited anywhere on the property, including inside the home, garage, and outdoor areas. Only toilet paper may be flushed down toilets. Items such as wipes, feminine hygiene products, paper towels, tissues, medications, or other foreign materials are prohibited. Plumbing repairs resulting from improper use may be charged to the tenant. Coffee grounds, grease, fats, oils, butter, or similar substances may not be disposed of down sinks or drains. Non-tenant guests may not stay on the property for more than fourteen (14) cumulative days without prior written approval from the landlord. Tenants must promptly notify the landlord of any maintenance or repair issues. Repairs caused by tenant negligence, misuse, or damage may be charged to the tenant. The fireplace is a gas fireplace only. No wood, paper, or other materials may be burned in the fireplace. Tenants are responsible for replacing HVAC air filters at least once per month unless otherwise agreed upon. Tenants must provide at least sixty (60) days written notice prior to lease expiration regarding intent to renew or vacate the property. Tenants are required to have the home professionally deep cleaned during the final week of the lease term and provide proof of service upon request. Rent not received by the due date specified in the lease agreement will incur a $100 late fee.
