Ownership, Care, and Condition of Furnished Property
Tenant acknowledges and agrees that all furnishings, furniture, decor, household goods,
appliances, kitchenware, linens, electronics, fixtures, and any other items present in or supplied
with the Premises at the commencement of tenancy shall remain the sole property of Comfort
Awaits LLC. The Premises were previously operated as a short-term rental through Airbnb, and the items located within the home were furnished for guest use and accommodation. Tenant
acknowledges that all items present in the home at move-in, including those identified in any
move-in inventory checklist, shall remain on the Premises and may not be removed, sold,
discarded, transferred, altered, or disposed of without prior written consent from the Landlord.
Tenant further agrees to maintain all furnishings, appliances, household items, fixtures, decor,
furniture, electronics, linens, kitchenware, and any other property provided with the Premises in
clean, safe, good working order, and reasonable condition, ordinary wear and tear excepted.
Tenant agrees to exercise reasonable care in the use and maintenance of all furnished property
and to promptly notify Landlord of any loss, damage, malfunction, or condition affecting the
property. Tenant shall be financially responsible for the repair, replacement, reimbursement, or
restoration costs of any item that is lost, stolen, damaged, destroyed, neglected, misused,
removed, or rendered unusable due to the actions, negligence, misuse, or conduct of Tenant,
occupants, guests, or invitees, including reasonable costs associated with labor, cleaning, or
replacement with comparable items necessary to restore the property to substantially the same
condition as provided at move-in.
USE OF PREMISES
The Premises shall be used solely as a private residence.
Tenant shall not:
Conduct any illegal activity on the Premises
Operate a business that increases liability or traffic
Cause disturbances to neighbors
Store hazardous or flammable materials
Engage in unlawful conduct
Allow criminal activity on the property
Only the following occupants are permitted to reside at the Premises:
No additional occupants may reside at the property for more than 3 consecutive days without
written permission from Landlord.
PETS
No pets shall be allowed on the Premises unless expressly approved in writing by Landlord.
Approved pets may require additional deposits, fees, or written addendums.
Tenants shall be fully liable for all pet-related damage.
SMOKING
Smoking, vaping, or use of tobacco products, cannabis, or any controlled substances is strictly
prohibited inside the Premises. Smoking is permitted only in outdoor areas (front or back yard)
and must be fully extinguished and properly disposed of to prevent fire risk or property damage. MAINTENANCE AND REPAIRS
Tenant agrees to:
Keep the Premises clean and sanitary
Promptly notify Landlord of any maintenance issues
Properly dispose of trash
Maintain appliances and fixtures in reasonable condition
Prevent mold, mildew, pest infestations, and moisture damage
Replace HVAC filters if applicable
Maintain lawn and exterior areas
Tenant shall be responsible for any damage caused by:
Tenant negligence
Tenant misuse
Guests or invitees
Failure to report maintenance issues promptly
Unauthorized alterations or repairs
Tenant shall reimburse Landlord for any and all damages to the property, furnishings, appliances,
flooring, walls, fixtures, plumbing, landscaping, or other structures caused during tenancy
beyond ordinary wear and tear.
ALTERATIONS
Tenant shall not:
Paint
Install fixtures
Change locks
Mount televisions or heavy items
Perform renovations or alterations
without prior written consent from Landlord.
Any approved alterations become property of Landlord unless otherwise agreed in writing.
INSPECTIONS AND ENTRY
Landlord may enter the Premises for:
Inspections
Repairs
Maintenance
Emergencies
Showing the property to prospective tenants, buyers, or contractors
Landlord shall provide reasonable notice when required by law. Immediate access may occur during emergencies or urgent situations.
LIABILITY AND INSURANCE
Tenant acknowledges that Landlord is not responsible for loss, theft, or damage to Tenant's
personal property.
Tenants are strongly encouraged to obtain renter's insurance.
Tenant shall indemnify and hold harmless Landlord, Comfort Awaits LLC, its owners, agents,
and representatives from claims, damages, injuries, liabilities, attorney fees, or losses arising
from:
Tenant conduct
Guest conduct
Negligence
Violations of this Agreement
Improper use of the Premises
DAMAGE TO PROPERTY
Tenant shall immediately notify Landlord of any damage, malfunction, water leak, fire hazard,
electrical issue, or dangerous condition.
Any intentional, negligent, accidental, or guest-caused damage shall be repaired at Tenant's
expense.
Tenant agrees that:
Security deposit deductions do not limit liability
Landlord may pursue additional reimbursement or legal remedies
Failure to pay for damages constitutes a lease violation
DEFAULT
The following shall constitute default under this Agreement:
Failure to pay rent
Failure to maintain utilities
Unauthorized occupants
Unauthorized pets
Property damage
Illegal activity
Violation of lease terms
Upon default, Landlord may exercise all remedies allowed under North Carolina law, including
termination of tenancy, eviction proceedings, recovery of damages, attorney fees where
permitted, and other legal remedies.
ABANDONMENT
If Tenant abandons the Premises, Landlord may secure the property and dispose of abandoned
belongings in accordance with North Carolina law.
Tenant remains liable for unpaid rent, damages, cleaning costs, and lease obligations.
CONDITION OF PROPERTY
Tenant acknowledges that the Premises have been inspected and accepted in good condition.
Tenant agrees to return the Premises in substantially the same condition at move-out, excluding
ordinary wear and tear.
CLEANING REQUIREMENTS AT
MOVE-OUT
Prior to vacating, Tenant shall:
Remove all personal property
Remove all trash
Clean appliances, bathrooms, and floors
Wash all Linens located within the home.
Return keys
Leave the Premises in clean condition
Additional cleaning or hauling costs may be deducted from the security deposit.
SUBLEASING AND ASSIGNMENT
Tenant shall not assign this Agreement or sublease the Premises without prior written consent
from Landlord.

ATTORNEY FEES AND LEGAL
COSTS
To the extent permitted by North Carolina law, Tenant agrees that in any legal action or
proceeding arising out of or relating to this Agreement, Tenant shall be responsible for and shall
reimburse Landlord, Comfort Awaits LLC, for all reasonable attorney fees, court costs, filing
fees, service fees, including post-judgment collection and enforcement costs and expenses
incurred by Landlord in enforcing this Agreement or arising from Tenant's breach, default, or
noncompliance. This provision shall survive termination of the tenancy.
ADDITIONAL TERMS
Tenant acknowledges and agrees that Landlord may perform occasional maintenance,
improvements, renovations, or upgrades to the Premises during the term of this Agreement. Such
work may occur sporadically, and Tenant agrees to reasonably accommodate access and
temporary inconvenience as needed, provided proper notice is given where required by law.
Tenant further acknowledges that planned property improvements during the lease term include,
but are not limited to, tree removal and garage cleaning. These activities are not considered a
breach of quiet enjoyment and do not entitle Tenant to rent reduction or lease termination.
