Tenant is responsible for routine lawn care, including mowing, watering, and general upkeep. Failure to maintain the property in accordance with HOA requirements may result in charges, fines, or lease violations. Any HOA fines or penalties resulting from Tenant's failure to comply with HOA rules shall be the responsibility of the Tenant. Repeated or material noncompliance may constitute a breach of this Lease and grounds for termination, in accordance with Colorado law.
