Tenant shall pay for all other utilities and services supplied to the Premises, including but not limited to electricity, natural gas, water, internet, cable television, and any other utility services used during the tenancy. Maintenance Responsibilities Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any maintenance issues, property damage, appliance malfunctions, plumbing leaks, roof leaks, water intrusion, mold concerns, or other conditions that could result in damage to the property. Failure to promptly report maintenance issues that result in additional damage may make Tenant responsible for the resulting repair costs. Tenant is responsible for replacing HVAC/furnace filters as needed during the tenancy and for performing basic upkeep necessary to maintain the property in good condition. Tenant is responsible for routine yard maintenance, including mowing, watering, weeding, leaf removal, and general upkeep of the property grounds. Occupancy and Guests Maximum occupancy of the Premises shall be four (4) residents unless otherwise approved in writing by Landlord. Guests are permitted for occasional visits; however, no guest may stay at the Premises for more than four (4) cumulative weeks during any twelve-month lease period without prior written approval from Landlord. Guests may not establish residency at the Premises.
