Utilities Owners will pay for sewage and trash service. Tenant shall pay for all other utilities and services supplied to the Premises, including but not limited to electricity, natural gas, water, internet, cable television, and any other utility services used during the tenancy. Maintenance Responsibilities Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any maintenance issues, property damage, appliance malfunctions, plumbing leaks, roof leaks, water intrusion, mold concerns, or other conditions that could result in damage to the property. Failure to promptly report maintenance issues that result in additional damage may make Tenant responsible for the resulting repair costs. Tenant is responsible for replacing HVAC/furnace filters as needed during the tenancy and for performing basic upkeep necessary to maintain the property in good condition. Tenant is responsible for routine yard maintenance, including mowing, watering, weeding, leaf removal, and general upkeep of the property grounds. Tenant is also responsible for timely snow and ice removal from all sidewalks, walkways, driveways, and other areas required by local ordinances. Smoking Policy Smoking, vaping, or the use of any tobacco, nicotine, marijuana, or similar products is strictly prohibited inside the Premises, including the garage, basement, and any enclosed structures on the property. Tenant shall be responsible for any cleaning, deodorization, or damage caused by violations of this policy. Occupancy and Guests Maximum occupancy of the Premises shall be four (4) residents unless otherwise approved in writing by Landlord. Guests are permitted for occasional visits; however, no guest may stay at the Premises for more than four (4) cumulative weeks during any twelve-month lease period without prior written approval from Landlord. Guests may not establish residency at the Premises. Plumbing and Drainage Tenant shall be responsible for the cost of clearing clogged drains, toilets, garbage disposals, or plumbing lines when such blockage is caused by Tenant negligence, misuse, improper disposal of materials, or actions of Tenant's occupants or guests. Hair catchers must be installed and used in all showers and bathtubs throughout the tenancy. Tenant is responsible for regularly cleaning and maintaining hair catchers to prevent drain blockages. The following items shall not be flushed down toilets or drains: feminine hygiene products, tampons, sanitary pads, wipes (including "flushable" wipes), paper towels, grease, cooking oils, cat litter, cotton balls, cotton swabs, dental floss, diapers, medications, or any other material not intended for plumbing systems. Any plumbing repairs, drain cleaning, or sewer service required due to Tenant's failure to comply with these requirements shall be the sole responsibility of Tenant. Lockouts and Lost Keys Tenant shall be responsible for all costs associated with lost keys, lockouts, or replacement of locks and keys. If a key is lost and a replacement key must be made, Tenant shall reimburse Landlord for the actual replacement cost. Any lockout service requested by Tenant may be subject to a reasonable service fee. Pet Policy No pets shall be permitted on the Premises without the prior written approval of Landlord. Approval of any pet is at the sole discretion of Landlord. If approved, only one (1) pet may reside on the Premises unless otherwise authorized in writing by Landlord. Tenant shall be responsible for all damages, repairs, cleaning costs, and other expenses arising from or related to the pet. Approved pets are subject to the following charges: Non-Refundable Pet Deposit each: $150 Monthly Pet Rent: $50 Unauthorized pets constitute a material violation of this Lease and may result in additional fees, lease termination, or other remedies available under the Lease and applicable law. Move-Out Condition Upon termination of this Lease or surrender of the Premises, Tenant shall clean the Premises and return them to Landlord in substantially the same condition as received, excluding normal wear and tear. Tenant shall be responsible for any cleaning, repairs, or restoration required due to damage beyond ordinary wear and tear. Move-out cleaning shall include, but not be limited to: Removal of all personal belongings and trash Cleaning all floors, countertops, cabinets, appliances, bathrooms, and fixtures Removal of any pet waste Mowing and cleaning of outdoor areas, if applicable Any cleaning or repair costs required to restore the property may be deducted from the security deposit as permitted by law
