Electricity (heat) will be paid by the renter, and will be billed separately based on monthly usage. Monthly rent payments are due on the 1st of the month. Late fee of $50 will be assessed on rent payments more than 7 days late. Failure to pay rent by the 15th of the month will result in lease termination and notice of eviction. Smoking is not allowed on properties or common areas within 15 ft. of buildings in this HOA. Renters agree to comply with all HOA rules in the condo and at the clubhouse. Guests stays are limited to a maximum of 3 days per visit. Renters will report maintenance needs to the owner as soon as possible and will work with maintenance personnel to allow for repairs in a timely manner.
