The open-concept floorplan has LR, kitchen, and guest-room/ den area on the ground floor. - The downstairs has a LR wood fireplace, chef's kitchen, and the 3/4 bath w/ full sized LG W/D. The rear doors (in LR) give direct access to small meadow along the River Trail, almost directly across from Frenchy's Field Park across the bridge. The large, custom built pergola in backyard gives sweet, shaded outdoor sitting-dining space. The UPSTAIRS plan has one entirely enclosed MBR/ office room, a full bath with shower/tub. There are built-in shelfs and custom work-desk areas on both levels, plus a large walk in closet on the open, light-filled loft/ bedroom area. Hardwood floors and hypo-allergenic materials were used throughout. The space is typically suitable for artists, or any couple + one (maybe two) children, since much of the space is 'open format'. Well behaved and cared-for pets are welcome with possible additional deposit. The MBR upstairs has a 8' reach-in closet. The adjacent "balcony-loft" area has been used over the years as a more spacious bedroom, as studio-space, or as office area. The house has been rented to the SFe Opera for principals, as well as to accomplished visual artists, musicians, and families. The very flexible floor plan lends to various creative configurations and lifestyles. It must be seen to appreciate the varied possibilities! A shaded pergola in back sits on a small meadow with gated-access to the riverbed. There is a small fenced area, that is large enough to contain a dog (if needed)...though usually the resident-critters enjoy roaming or being walked around the property or the river. Utilities are fairly low: its solar-gain augments the (hot-water/ gas-fired/ on-demand) radiant heat so that thermostats are kept at a low setting. Water, gas, and electric are per your usage, usually within $75-150 range per month, including refuse fee. It is a home i love and actively maintain, though presently not practical for me to live in physically! *A 1 year lease is typical, however a shorter (6 mo. minimum) might be possible to arrange. 6mo or more lease possible. Solar gain and radiant heat in floor result in LOW utility bills; or terms & cost can be altered to include these. Can also be rented as furnished home.
