Feels like country near the city. Large detached shop with 220 and orange tree. Yard work scheduled for 2/21 & 2/22, cleaning scheduled for 2/17 so look with yard clean up in mind. New vinyl plank flooring in living room, kitchen, dining area and hallway. New paint throughout including kitchen cupboards. Please drive by first and peek in windows. Windows will be cleaned prior to move in. Washer and dryer to be inspected and if working, will be left for tenants convenience, not to be maintained or repaired by owner. Dryer is electric as is the stove. Tenant provides their own refrigerator. Pets subject to approval and extra deposit is required and both are to be determined by me. Once you have driven by and decided this property might work for you, the next step is phone verification. I will need to know the following so please have the answers to these questions ready: 1. Have all adults interested in renting driven by the property? I won't make an appointment to show until all adults have driven by. Too many people will decide yes or no on a property by driving by. Both of our time is valuable, so do this first. 2. When is your move in date? I am interested in immediate occupancy, later than 3/1/18 won't work for me. 3. Do you have 5 or less people total? I am not interested in renting to more than 5 people. 4. Do you have good income? I look to see if you can afford the property. I don't have set guidelines. It is subject to my opinion. 5. Do you have good credit? I will need to know your credit, if there are problems I need to know about them. If there are credit problems but I think you will make a good tenant, I will require more money for deposit and probably first and last month's rent and perhaps a co-signer. I might even only offer a month to month instead of a lease. Each situation is different. 6. Do you have pets? Allowing pets is completely up to me and my discretion. If we get through this process and we determine the property still might work for you, I will need to schedule with all adults who are applying. Lastly, I don't charge for processing and you need to provide the credit report, no older than 3 months. How many people, do you have good income and good credit, do you have pets.
