Lease Term is 12 months Monthly Rent: $1,000.00 Key Deposit: $10.00/Key (refundable) Application fee: $45.00 for all renters on the lease over 18 years old. We run a background check/credit check on all renters over the age of 18. Security Deposit: $1,000.00 (Refundable). Upon execution of this Agreement, Tenant shall deposit the Security Deposit amount with Landlord. Tenants shall not apply the Security Deposit to or in lieu of rent. Pet Deposit: $500.00/per pet (non-refundable) Pet Rent: $60/month per pet. No pet shall be in, on, or about the Premises at any time without the written permission of Landlord. If Tenant wishes to have a pet, Tenant will complete an application for Pet Approval (which Tenant can obtain by contacting Landlord). If the Landlord approves an application, the Tenant must pay an additional non-refundable security deposit of $500 per pet and a $60.00 per month "Pet Rent", which will be paid by the Tenant in advance, subject to the same terms and conditions applicable to the Security Deposit. If Tenant keeps a pet on or in the Premises without the written permission of the Landlord, Tenant agrees to pay an immediate fine of $1000.00. Tenant agrees to indemnify Landlord for all liability, loss, and damage which Landlord may suffer because of any animal on or in the Premises, whether written permission was granted or not. Smoking: All Red Creek Rentals units are non-smoking units. Smoking includes, but is not limited to, any lighted cigarette, cigar, or pipe containing tobacco, and any other smoking or vaping product, whether legal or illegal. Tenants shall notify all household members and guests of this policy. Parking: Each unit has 2 designated parking spots in front of each unit. Parking in another tenant's parking spot is prohibited. Please be respectful of all tenants' designated parking spots and direct any visitors to park in visitor parking on the chain-link side of the parking lot. Renter's Insurance: Tenants are required to provide a copy of the Certificate of Insurance to the Landlord before residing on the premises. Landlord shall be named as an additional insured on any such policy. Landlord shall not be liable for any damage or injury to Tenant, or any other personal property occurring on the Premises or any part thereof, or in common areas thereof. Tenant agrees to indemnify, defend, and hold Landlord harmless from any claims for damage by any other person or party. Tenant understands that Landlord's insurance does not cover Tenant's personal property.
