Full-time students may have guarantors/cosigners in lieu of employment. In the event the Applicant is retired, or unemployed Applicant must provide proof of income and that equal 2 times the total contractual amount of the Rental Agreement or assets exceeding the annual rent. Income restrictions may apply. Credit History: Applicants must have a credit report that reflects a positive payment history on at least 60% of the total accounts in the last twelve months. Collections, including charge offs, must be below 35%. Student loans and total medical will not be considered derogatory. Bankruptcy must be discharged for at least three (3) years.
