The home has been renovated throughout, including updated flooring, faucets, ceiling fans in the kitchen, living room, and primary bedroom, fresh paint on the ceilings and walls, and refinished real oak kitchen cabinet doors. The kitchen is functional and spacious, with an island, plenty of cabinet space, and a large pantry. Water/sewer, trash/recycling, and summer mowing are included in the rent. Tenant is responsible for propane used for heating and cooking, electricity, cable/internet, and any other tenant-selected services. Tenant must establish and maintain the propane account in their own name before move-in. Included appliances are the stove, dishwasher, and refrigerator. Washer and dryer availability can be discussed. Initial lease term is six months. No smoking or vaping is permitted inside the home. A maximum of two cats may be permitted with prior landlord approval and an additional refundable pet deposit. Tenant is responsible for any pet-related damage, odor, cleaning, flea treatment, or repairs. Tenant is responsible for snow removal and salting of steps and walkways during winter months. Snow removal/salting may be negotiable if the tenant wants that service included by separate written agreement. Tenant is responsible for replacing smoke detector and carbon monoxide alarm batteries annually and as needed, and must promptly report any malfunctioning, missing, damaged, or inoperable alarms. Tenant may not disable, remove, tamper with, or obstruct any smoke or carbon monoxide alarm. No alterations, repairs, fixture replacements, painting, installations, or modifications are permitted without prior written landlord approval. Tenant must promptly report maintenance issues, leaks, plumbing concerns, heating issues, appliance issues, or safety concerns. All adult occupants must complete the application process and pass required screening, including credit check, background check, income verification, rental history, and references.
