    2 Bedroom 1.5 Bath Townhouse. Other than at the unit at the entrance this is probably the best Corner lot and one of only 2 with a totally professionally fenced in Patio in Amberwood. Wood flooring in Family and Dining Room. Replaced linoleum with custom tile floors in Foyer and Kitchen, both have custom center sections which make them a one of a kind. New tile floors and cement board under upstairs tile bathroom floor tiles. Tile was also added to downstairs bathroom floor as well. New GE Stainless Steel Stove, New GE Stainless Steel Overhead Microwave, New Tile Back-splash behind stove and extending about 10 inches on each side. About 1990-91 Phase 1 each Apartment was totally updated and had extensive work and were turned into Condominiums, Phase 2 followed approximately about 1991-1992 and the last section Phase 3 was done after the first two were almost sold out. This was the last one done and from what I understand most were done in 1993. This addition added some features and some of the two bedroom townhouses also have an extra half bathroom downstairs this is key feature in two ways. Not only do you have the extra half bath but they put it downstairs. This moves the laundry room upstairs where bedrooms are. I added a $2500 addition when they replaced the wood privacy wall/fencing with the composite type which is easy to clean and never needs painting and will not rot. It has a gate in it and inside is custom flower beds. I also have a custom flower bed from the walkway in front all the way around the side to the back of the Condo with the rock type blocks. It was then filled by Lawn-masters and Azalea's were planted. The back was half way filled but it is 3 of the rock type block sections high. I can add a bag of potting soil and plant whatever I want on each side every year or Lawn-masters will do each side very reasonably and eliminate any work at all. Just unlock the gate when they do the yard work weekly and they will blow any leaves that fall onto the patio floor. Very quite and really nice, well kept up condominium neighborhood. Only one way in with no through traffic. Swimming Pool and Tennis Court included in CAF. Anderson Storm door with dead bolt and hidden screen not shown above. The Home Owners dues include some extra features such as basic Cable TV and a special feature which adds to the fees but saves big money in the long run and this is a feature that maybe only high rise condo's have and not sure even all of them do. I do not know of any Condo's of this type that include both Air-conditioner and Heater maintenance including filter changes, service and repair and no cost replacement and almost all have had new Trane units installed in last 10 years or so and the Heaters were replaced with Trane Gas Units which should last 30-40 years maybe more. Utility Bills are very reasonable All units including this one that have shingles have all new 30 year shingles. We have always been approved by HUD as we have an excellent management company for Amberwood. That means all Government type loans are available to purchase any unit that is for sale for qualified persons. I have added about 10,000 in improvements through the years not all are brand new now but almost all was done after 2011 and Stove and Microwave are recent additions. Security Cameras will work with a certain monitor or older color TV and looking for a monitor so I can record again. I am not in a hurry to sale but will take reasonable offers as I have another home I am planning on moving too st some point and I will not need to keep both.
