Utilities Tenant-paid utilities: The Tenant is responsible for arranging and paying for all bills associated with electric, cable, and internet service. Service must be activated in the Tenant's name prior to taking possession of the property. Landlord-paid utilities (collective fee): A flat fee of $100.00 is charged monthly to cover the costs of water, sewer, and trash removal. This collective fee is due with the monthly rent payment and is not subject to a grace period. Rent and late fees Rent due date: The monthly rent payment and the $100 collective utility fee are due on the 1st of each month. Grace period: Tenants have a grace period to pay rent until the 5th of the month. Rent is considered late if not received by the end of the 5th day. Late fee structure: A late fee will be applied on the 6th day of the month if rent has not been paid in full. Initial fee: A fee of $20.00 will be charged on the 6th of the month. Daily penalty: An additional fee of $10.00 will be added for every day the rent remains unpaid thereafter. Pet policy Leash required: All pets must remain on a leash when outside of the Tenant's unit or private yard area. Supervision: Pets must be supervised by the Tenant or a designated individual at all times while on the property's common grounds. Cleanup: Tenants are responsible for immediately cleaning up and properly disposing of their pet's waste. Pest control Tenant responsibility: The Tenant is responsible for pest control services within their unit, including the extermination of common household pests such as ants and roaches.
