Here are the guidelines: Move In Specials For November 2015: 700+ FICO - You get the rest of November 2015 for free, a $150 gift card at lease signing and half off the first month of your lease renewal. 650 to 699 FICO - You get the rest of November 2015 for free and a $100 gift card at lease signing. 600 to 649 FICO - You get a $100 gift card at lease signing. 550 to 599 FICO - You get a $50 gift card at lease signing. 500 to 549 FICO or No FICO score at all - There are no incentives. We may or may not be able to rent to you. See below. 499 or less FICO - We cannot rent to you. Other Qualifications: You should be at your current job at least one year. Your gross monthly income should be at least 3 times the rent amount. You shouild be at your current residence at least 1 year. No felonies No evictions No landlord collection accounts No utility collection accounts No sex offenders No co-signors No vouchers Exceptions: We can make certain exceptions to the job, monthly income or residency requirements. Other terms and conditions: If you appear to meet these guidelines that does not guarantee that we will rent to you. We must review the whole credit worthiness of all applicants. Not all will qualify. We run a background check on all adults that will be residing in the unit. We check credit, criminal, eviction, SSN verification, sex offenders, verify current and prior tenancy, verify current employment, among other things. We can only rely on the FICO scores provided by the service company we use. Application fee: $20 for the primary applicant and $10 for each additional applicant. All adults (anyone 18 years or older) that will be residing in a unit will need to complete an application. Pet Requirements (FOR HOMES ONLY): We do allow pet(s) based upon the following terms and conditions. No puppies or kittens. Pet(s) cannot weigh more than 30 pounds. No aggressive breeds. Pet(s) must be legal in the state of Tennessee. Pet(s) must be spayed or neutered. Pet(s) must be an indoor pet. A $250 fully refundable security deposit is required per pet. We reserve the right to deny any pet(s). Legitimate service animals are exempt. There will be an additional rent of $25 per month per pet for the privilege of having a pet.
