Our pricing varies based on availability, location, and your desired move-in date. 2. What's Included in the Rent? Your rent includes cold water, trash, and sewage. 3. What is the Application Fee? The application fee is $25 for each person over 18 years old and is nonrefundable. Payment can be made by Debit/Credit Card (in the office or online), Money Order, or Personal Check. Apple Pay is not accepted. 4. What is the Deposit Amount? Deposits range from $500 to one full month's rent, depending on credit average and rental history. The exact deposit amount will be determined upon approval. 5. What are the Income Requirements? To qualify, applicants must gross at least 70% of the monthly rent in one week, before taxes and deductions. Example: If the monthly rent is $1,200, you must gross at least $840 per week before taxes, insurance, and other deductions. 6. What Credit Screening is Required? We utilize a SafeRent Rental Score Check. Factors considered may include average credit score, multifamily rental debt, sub-prime credit, unpaid rent, lease termination, property damage, eviction and address history, credit report, and multi-state criminal data. Pre-approval is determined without using a FICO score. Applicants must meet our minimum requirements to obtain pre-approval. 7. What Rental History is Required? Applicants may be flagged if they owe a previous landlord more than $500. If the balance has been paid and a receipt or Letter of Satisfaction is provided, the applicant may be approved based on their rental score. 8. Is a Criminal Background Check Required? Yes. Applicants must successfully pass a criminal background check. 9. How is Income Verified? Applicants must submit a photo of a government-issued ID or passport for verification and provide either: The last 6 weeks of employment paystubs, or The 2 most recent months of bank statements. Proof of income must be obtained directly from your employer's or banking app. 10. Are ITINs Accepted? Yes. ITINs (Individual Taxpayer Identification Numbers) are accepted. A copy of the ITIN card/document must be included with the application. Non-immigrant students must provide an F-1 Visa and corresponding I-20 (letter of financial backing). 11. What if I Have Previous Debt to a Landlord? Applicants flagged for owing a previous landlord more than $500 may be approved based on their rental score if the balance has been paid and proof of payment is provided. 12. Is Bankruptcy Accepted? Fully discharged Chapter 7 bankruptcy is accepted. Open Chapter 13 bankruptcy is not allowed. 13. How Long Does Approval Take? Applications may take up to 72 hours to be fully approved, depending on the information obtained and the day of the week. Failure to provide requested information within one week may result in an application decline. 14. Are Co-Signers or Guarantors Accepted?
