Newly renovated home inspected in 2021 No viewings until Friday or Saturday because the house is trashed it was broken into everything was stolen out of there and today was my first day going there since January 1st But it's a Nice quiet neighborhood pet friendly nearest store is Danny's grocery nearest school is White hills Elementary public transportation only Uber and Lyft, Nice backyard nice front yard. stove,dishwasher and refrigerator included. Washer and Dryer connection & washer and dryer included. Nearest shopping Walmart, clothing stores. Nearest gas station Benny's That's all utilities and all appliances All you have to do is move in and with your other furniture This is a single family pet friendly property. I The landlord pay all utilities this is a (non-smoking) home But tenants can smoke outside. I asked for everyone who's inquiring about the home not to have to much traffic at all as it has a lot of elderly neighbors. This home comes with a security system already hooked up wired and paid by the landlord, there's only outdoor cameras no indoor cameras are in the home so you don't have to worry about your privacy being invaded cameras are only used for security purposes not harassment I am not a harassing landlord. It comes with a refrigerator, dishwasher, stove, & washer and dryer. Leasing rules and regulations; The landlord will keep up with the landscaping, Leasing tenants must keep trash, junk cars, furniture or anything that makes the yard look unattractive out of the yard, If there are any junk cars or cars that does not work that's been sitting there more than a week I will ask is it going to be repaired if it don't get repaired or moved from the property within a month it will get towed away from the property. No excessive arguing or fighting where the police get called out, after 5th police call lease will be terminated and tenant will not receive deposit back Leasing is 12 months. And please don't get no violations after the fifth violation tenant will be evicted and again no deposit will be given back. No markings on the walls no holes in the walls no broken windows no broken doors or door knobs/latches or anything of the sort as this will result in the tenant being charged for any repairs. Again this a violation of lease and tenant will not receive a deposit back is there any damages at the end of lease term. Again this is a (NONE SMOKING) Home but tenants can smoke outside and (NO LOUD DISTURBANCES) After the 3rd complaint tenant will get a Lease Violation Notice as this will be the only warning After 5th complaint tenant will get a warning If I keep getting complaints tenant will be evicted and no deposit will be returned. Tennants can have pets, And Will be charged a pet deposit only which is $200. Rent; Is $1850 a Month the Deposit is $1450 All utilities paid(Lights, Landscaping work & Alarm system, water, wifi etc..) included. Deposit and Last Month rent is due at least signing, Yes this price can be negotiated... If you have pets you will only pay a Deposit ($200) ONLY ONCE. Tenant does not have to pay a pet fee every month. Rent is due between the 1st and the 5th After the 5th I will send a reminder if rent isn't paid after the 10th I will charge a late fee. by the 15th of the month and no payment I will call you first and try and work with you once you get behind more than a month or two after I tried to work with you I will file for eviction no exceptions. Home has 1 Key that accesses both the front door and the side door. Renters must get renters insurance (THIS IS REQUIRED) and I need the paperwork of proof up on receiving it from your insurer. Tenant only have 1 week after signing lease to complete this task. No large dogs inside the home must be outside, only small dogs under 40 lbs. and cats are allowed in the home I will be coming by the property most times for landscaping work and collection of rent and to make sure they don't have any termites, mold, or rodent infestations etc... No roaches or rat infestation is in the home now so tenants please keep the house clean and neat. I will be coming out to change air conditioner filters, and if anything goes wrong and need repairing just call the number listed on leasing paperwork thank you for your interest...
