Lease Length: 12-month lease.
Security Deposit: Equal to one or two months' rent, depending on the results of the application screening.
Application Fee: $50 per applicant (18 years or older).
Income Requirement: The household's gross monthly income (before taxes) must be at least three times the monthly rent.
Application Requirements: All applicants 18 years and older must complete an application and are subject to credit, criminal background, rental history, employment, and income verification.
Utilities: Residents are responsible for establishing and maintaining gas and electric service through LG&E. Water is billed monthly in addition to rent. The owner pays for sewer and trash service.
Renter's Insurance: Residents are required to maintain renter's insurance throughout the lease term with a minimum of $500,000 in personal liability coverage.
Pets: Cats are welcome with applicable pet fees and monthly pet rent. Dogs are not permitted in this apartment community. Assistance animals are accommodated in accordance with applicable Fair Housing laws.
Smoking: This is a smoke-free community. Smoking is prohibited inside apartments and all indoor common areas.
