I'm renting out an adorable detached 400 square foot studio set back in a beautiful garden on a lovely tree-lined street for $1495 a month for one person. We are just two blocks from Compton's Grocery, a few blocks from several restaurants (including Orphan's), a few blocks to Bershal Park, and about .8 miles to McKinley Park (which has a nice public pool, tennis courts, and a new farmer's market on Sundays). The biggest selling points of this place are: private entrance, private washer/washer, the garden (spring through fall), and the neighborhood, which is beautiful, safe, and very close to downtown. There are new fig, apricot, lemon, and orange trees, herbs and tomatoes, flowering plants, and space for you to add what you'd like. All the patio areas are shared with me. The apartment is small but super cute, with a full kitchen and bathroom (no dishwasher), and you have your own washer and dryer in the garage. Note that the unit is up one flight of pretty steep stairs. (Note that the photos are from the house sale, so the unit looks bigger in the photos because of the way it's staged.) I live in the main house with my two dogs. While I would LOVE to accommodate other pets, Violet is cat- and dog-reactive and the yard is shared, so will be tough. If you have a super chill large dog I'm open to having them meet and see how it goes (but no small dogs or kitties, sorry). She does have cancer, though, and after she passes I would fully support you getting or fostering a dog (no extra fees). Harley, my cane corso, is 145 pounds and a total lover but if he's outside (which is often since I leave my back door to the yard open during nice weather), he will bark at you coming through the back gate - once he sees you, he just wants to love you, but if you are even slightly afraid of big dogs, this will not be a great fit. (The good news: no one will EVER break into this property, not that we have break-ins in East Sac much anyway.) A bit about me: I'm an environmental lawyer and mostly work from home. I run a dog rescue non-profit which requires a ton of admin work so I'm extremely busy and almost always at my computer or running around picking up dogs, dropping off dogs, etc. I'm a pretty hands-off "landlord" (hate that term, sounds so bossy), and leave you to do pretty much whatever you want. You probably won't hear from me except for me to tell you I'm going out of town and you can use the driveway. I just ask you to not smoke inside or outside, but vaping outside is fine, and to treat the apartment and grounds with respect, but other than that, this is your space! I pride myself on taking care of repairs ASAP, and I don't cut corners on maintenance. This is my home too, and I plan to keep it for many years, so I care that it is maintained well. I replaced the unit's HVAC a few months ago and the washing machine last month. I have not raised the rent in 5 years and have no plans to do so. I already feel bad charging this much. I was a tenant for many years, and a crappy landlord are the worst. I've had 3 tenants here and we've always gotten along great. If you're experienced with dogs, there may be opportunities to earn some cash dogwalking, or doing odd jobs around the property (sweeping leaves, etc.), but only if you're interested. Please note: this is a place of tolerance. Racism, bigotry, homophobia, etc. are not welcome. Logistics: - You pay 1/3 of utilities except for Internet (basic Comcast), which I provide. - If your income or credit is low, you can have a parent or relative co-sign. - Must be 21 or over. - The place is unfurnished but I supply a microwave, toaster oven, and I have a couple extra chairs and side tables in the garage - Space is available 2/1. I can ask my tenant if she can accommodate sooner, but it can't be later. I need the February rent paid so I can pay the mortgage. - Total amount to move in is first and last month's rent, plus $1495 security deposit.
