* The side door and front parking is shared with the tenant that lives in the back studio. * Property Maintenance & Specific Terms: Tenant will be responsible for front yard maintenance and weed abatement to comply with county fire standards. Palm trees and fruit trees will be maintained by Landlord. * Water & Plumbing: Landlord will provide one sediment water filter each month. Both tenants are responsible for replacing the filter and adding water softener salt pellets as needed. Tenant shall be responsible for the cleaning or repair to any plumbing fixture where a stoppage has occurred. Tenant shall also be responsible for repair or replacement of the garbage disposal where the cause has been a result of any item that normally causes blockage of the mechanism. * Septic System: Tenant acknowledges that "flushable" wipes are strictly prohibited. Other prohibited items include: paper towels, feminine hygiene & latex products, food, grease, oil, chemicals (Clorox/paint), and antibiotics. Use only septic-safe chemicals. Any septic backup or damage caused by prohibited items will be the tenant(s) full financial responsibility for both the pump-out and repair. * Solar & Utilities: Landlord is responsible for solar panel cleaning; Tenant shall notify Landlord if panels appear visibly soiled or production drops. * Property and front parking space is shared with Tenant #2. Tenant #2 (Studio) shall pay $50 directly to Tenant #1 by the 5th of each month for PG&E charges. * Conduct: No smoking or vaping is allowed anywhere on the premises. * Condition & Inspections: Landlord and Tenant shall perform a joint walkthrough on or before the Commencement Date to complete a Move-In Inspection Checklist. This checklist, with date-stamped photographs, shall serve as the definitive record of condition. Tenant has 5 days after move-in to report any additional pre-existing damages in writing. Tenant promises to keep the premises in a neat/sanitary condition and reimburse Landlord for repairs caused by misuse or negligence. * Right of Entry: Landlord shall conduct a walkthrough of both the interior and exterior once every three (3) months to verify property condition, ensure fixtures/appliances are in good working order, and perform preventative maintenance (including water softener and septic). Landlord shall provide at least forty-eight (48) hours' written notice prior to entry. 1. Condition at Move-Out: Upon the expiration or termination of this Lease, Tenant agrees to surrender the Premises to Landlord in the exact same condition as received at the commencement date, except for ordinary wear and tear. 2. Cleanliness Standard: Tenant must leave the Premises in a thoroughly clean and sanitary condition. This requires the deep cleaning of all rooms, including but not limited to: Scrubbing all kitchen appliances, countertops, sinks, and cabinets inside and out. Disinfecting and cleaning all bathroom fixtures, toilets, showers, tubs, and tiles. Mopping all hard surface flooring. Removing all personal property, trash, and debris from the interior, garage, and yard. If Tenant fails to meet these cleanliness standards, Landlord will hire a professional cleaning service and deduct the actual costs from Tenant's security deposit. 3. Walls and Alterations (Holes in Walls): Tenant shall not drive nails, screws, anchors, or tacks into the walls, nor drill or cut into any surface without prior written consent from Landlord. Hanging Items: Tenant must use non-damaging, removable adhesive hooks (such as Command strips) to hang decorations. Repair of Damage: If any holes, gouges, or deep scratches are made to the drywall or plaster, Tenant is strictly prohibited from performing unapproved, low-quality DIY patch or paint jobs. Remediation Cost: Any wall damage beyond ordinary wear and tear including unfilled nail holes, holes from drywall anchors, unapproved mounting brackets, or mismatched paint patches will be professionally repaired and repainted at Tenant's sole expense, with costs deducted from the security deposit.
