    This home is an 1876 square foot tri-level house in a desirable neighborhood less than five minutes from downtown Edmonds and is move in ready on June 1st. Situated on more than a quarter acre lot, the home consists of three bedrooms, two and a half baths and includes a three-car garage. The living room is perfect for entertaining with a bay view window and fireplace. The kitchen includes oak cabinetry with extensive storage space, stainless steel appliances, a breakfast bar for quick bites, and access to the side deck. The large family room is perfect for relaxing and has quick access to the utility room (washer and dryer and half bath) and fenced backyard. The upstairs includes two smaller bedrooms, a full bathroom off the hallway and the master bedroom, which has its own bathroom and walk in closet. Included is additional parking suitable for an RV or boat. With easy access to restaurants, shopping and situated near several schools, this home is looking for the next tenants. Owner pays for water, sewer, and garbage. Tenant is responsible for electric and all other utilities. First and last months' rent and deposit are required at lease signing (last month's rent and deposit can be spread over two months). No smoking. I am open to small animals (less than 20 pounds), but would need to meet the animal and explicitly approve beforehand. A non-refundable application fee of $50 per adult is required. Rental Terms: - 12 month lease - Max occupancy of 2 per bedroom - Rental insurance is required Requirements for Application: - Application required for each adult. - A valid government issued ID is required for each adult with their application. - Proof of income is required. All verifiable sources of income do count, such as all support agency vouchers. - Proof of good rental history or home ownership. Criteria for Approval - The total income of all applicants must be at least 2.5 times rent. - Criminal history. We consider how long ago the crime occurred, the circumstances and evidence of rehabilitation. Each property owners will make their own decision based on the online criminal check results. - Rental history or home ownership must be verifiable. No previous evictions, notices to comply, broken leases, money owed to former landlords, and less than 3 late payments within the last 12 months. - Credit score of 650 or hire by all applicants. - Smoking is never permitted inside or outside the property. (i) What types of information will be accessed to conduct the tenant screening; Credit, income and other as described above. (ii) What criteria may result in denial of the application; See above (iii) If a consumer report is used, the name and address of the consumer reporting agency and the prospective tenant's rights to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report; Applicants are required to apply using Zillow. (iv) Whether or not the landlord will accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. The landlord will fully completed Zillow applications.
