    What's special

Cape Cod built in the aftermath of WW2. Property is located in a flood plain, however it has been raised approx 3ft off the ground (which makes the crawl space even roomier & easier to work in). Since '94, there have only been 3 instances where the creek overflowed - none affecting the house at all. During the raising of the building, an addition was built in the back which can be used as a bedroom (it has 2 closets), familyroom, office - whatever you wish it to be. Open floor plan from front door to back of extension. Galley kitchen that leads to the laundry room & back door. Single bath is tiled from floor to ceiling...including the ceiling! LOTS of closet/storage space. 1 (or 2) bedroom located on 1st floor, to the right of the front door.2nd possible bedroom on 1st floor is located in the back extension. 2 bedrooms are located on 2nd flr. A large closet, which includes large area for storage behind the clothing rack, separates the bedrooms. There is also extra storage space in the stairwell. Master bedroom (2nd fl) holds a king size bed, full size air hockey table, 4 dressers, & a love seat. while still feeling roomy. Backyard is GIGANTIC! The driveway turns into a patio area. There is a 2.5 car garage, a firepit, & the beginning of a clubhouse. It also once held a 12ft diameter trampoline, a 12x12 sandbox next to the clubhouse, a swingset, rounded monkey bars, & a seesaw. All this with plenty of room for picnic tables & additional seating for gatherings/parties and more. Garage has electric run to it underground and has it's own circuit box. Lighting has been upgraded from shop lights to LED lights that really brighten up the space. Rafters have been floored with plywood for additional storage. Sturdy, built-in, 2 level shelves with workspace line 2 walls. Walls have been insulated & covered with plywood. Hooks & shelves for storing tools & wood installed on walls. Front garage door handle needs repair/replacement. A/C unit was replaced in June 2017. Furnace is less than 10yrs old. Water heater replaced Dec 2016. A deck the length of the house welcomes you in the front door, which has room for a seating area & patio table on each side of the door. Back porch requires replacement. 6ft wood fence secures the back/side yard, affording privacy. A 4-brick tall flower bed runs from the front, along the side, and to the back of the extention. The kitchen and extention look out on the patio and yard. "Crawl space" is more like a "duck-walk" space. A sound system is wired in the living room (and will remain). The fridge will be the only appliance need to be replaced. There is a dishwasher, stove, washer & dryer remain. The water pressure is amazing! Grade school is 2 blocks away and the bus stop for the Jr High is 2 houses away. There is a large park, field, and public pool 2 blocks away. Close to shopping, all highways, tollways, & freeways. Near a Metra station. 10min drive to O'Hare. Neighborhood is quiet, filled with both friendly, "Let's be friends!" neighbors as well as the polite, wave & say hi, keep to themselves neighbors. There is an empty, easement lot (left empty for utility companies, altho I've never seen them use it since '94) 3 door down for some extra play area.
