If you want the best condo in Stoughton, you've come to the right place. You know what they say when trying to figure out the value of a piece of property. LOCATION,LOCATION, LOCATION Since we were the first owners to move into Castle condos, we had the first pick of 55 units. We chose the view because it faces the east and sun glistens off the pond in the morning with plenty of wildlife from Cranes, ducks and geese. Our condo is also centrally located in the city. It is in walking distance (less than a mile away) of Super Center Walmart, Aldi's Grocery store, Culver's, Arby's, KFC/Taco Bell, BBG's Restaurant (4 stars on Google-well known in Stoughton as one of the best places to eat in town), Papa Murphy's, Grand China- 4 stars on Google) and Stoughton High School is only a little over a mile away. Safety: We are on the 3rd floor which is much safer than the 1st floor. The entrance includes a dial pad security system in order to enter. The condo has a fire alarm speaker in all the condos and is automatically connected to the Stoughton Fire Dept. triggering the fire alarms to go off. There are 15 sprinkler heads in our condo. Castle condos has a nice workout area and a meeting room that all unit owners may use. See pictures. Condos are much easier to price then homes are because if they have the same floor plan as you have that's a good place to start from. Fortunately, a condo on the 3rd floor just sold 1 month ago, unit 310 for $142,400. You can always tell how much property sold for by dividing the Transfer tax price by .003. I attached the deed so you can verify the price. Both units have a same floor plan and they both have 2 parking spots. The difference from that condo and ours is: 1. Location. The view is amazing. 2. Professional input on which parking spots would be perfect for us. Which is why our deed is the "Only deed", that specifies what parking spots we have. One is close to the elevator and other one is right under our condo for taking the stairs. 3. Being on the 3rd floor has another perk of not having anyone above us. So you don't hear anybody walking on our ceiling. We also don't have anybody to the left of us because we are right next to the stairs. Therefore, that only leaves us with someone under us and to the right of us. Very quiet! 4. As I also mentioned, we have the BEST VIEW, as we face the pond. Now on the other hand unit #310 faces the highway. 2. We have 2 brand new appliances: The Refrigerator and dishwasher in 2018. ($2,000) Our oven is like brand new. (we use our portable convection oven all the time) I think it's been only used 4 times for cooking turkeys. 5. Laminate floors throughout the living room and hallway. (see picture) Also, my sons room had brand new carpeting 2 years ago. 6. The ONLY condo with a real fireplace (gas). We designed the fireplace ourselves and cost us an extra $8,000 in 2003. The fireplace alone can heat up the whole condo and the fan will shut off automatically when it detects cool air after you've turned off the fireplace. This fireplace would cost almost $12,000 now to install. 7. We had an extra beam put in, so our ceiling could support our huge ceiling fan($300). 8. We have internal wiring for surround sound. Two speakers in each corner of the family room ($200) 9. No one has ever smoked in our condo. $142,000 For unit 310 $ for a better location $ 2,000 fridge and dishwasher $2,800 laminate floor $8,000 gas fireplace $ 500 ceiling fan/speakers $155,300 sub total plus the price of a better a location.Which should be higher additional price than the addition of a fireplace Grand total around $160,000-$169,000 **Please call me or email me to set up an appointment to see the condo.
