The home is a two-story house with three bedrooms (technically four) and one bathroom. The garage is about 1 car lengths. The interior of the house is immaculate with a nice kitchen and pass-through window. There is a utility room for laundry and a work bench. The home has a huge side deck for entertaining. The yard is a large yard and the backyard is fenced. There is also a storage shed for tenant s use. Tenant s are required to maintain the yard; it reflects on the neighborhood. This home is only 15-20 minutes from Seattle or Everett. Easy access to I-5 & I-405 also has major bus lines within a few blocks. There is also a park-n-ride nearby on 236th & I-5. There are grocery stores, library, gas station etc. in easy walking distance. I keep the rent below market value so that tenants have little reason to move. The previous tenants stayed for four years. I don t guarantee against raising the rent as the market adjusts, but I do promise that the rent rate will be approximately $200 below market value. I use Zillow to determine an approximate rent value. I can assure you that if you are responsible and pay on time, all of the time, that you can call this house a home as long as you like. Most all tenants have stayed at least two to four years. I do not interfere with the tenants as long as the tenants fulfill their obligations. I am a very hands off landlord; at the same time, I do not expect the tenants to bother me over small things that they can take care of themselves. The rent is $1950/month with a $800 security deposit. The lease is for one year; I do not rent month-to-month. The tenants are responsible for all utilities. I am not understanding on late rent or utility bills. First, last, security deposit, and pet fees are due upon signing the lease agreement. Pets MAY be allowed but a non-refundable pet fee will be assessed. The fee is at least $300 but may be higher depending on how many pets are involved. Pets MUST be friendly, clean, house trained, and quiet. A pet agreement is secured at signing. You will need to pass a criminal background & credit check; your credit score needs to be at least 650. I will need $40 non-refundable fee for this check. Things that will help you will be proof of employment (last two check stubs, last year s IRS tax return, and references from previous landlords. DO NOT JUST SEND MESSAGES THAT READ, I AM INTEREST IN VIEWING THIS PROPERTY . TELL ME ABOUT YOUR SELF! Remember, you are welcome to drive by but do not disturb the current tenants.
