renter is responsible for all utilities and paying the water. and for keeping up with cutting the grass and the snow in the winter. if you can't keep up with the grass or the snow and I have to send someone out to do it then you will have to pay for their services. And renter is responsible to notify landlord if there is anything that needs to be fixed on the property. If tenant does not notify landlord then they will be responsible for any of the damage.
