Applicant screening criteria: Application Requirements Each applicant of legal age must submit an individual rental application. Valid government-issued photo ID is required of all applicants. A group application is considered complete only when applications from all members have been received. A completed application requires: the fully filled-out online application form via Intellirent, payment of the screening fee, and receipt of all landlord references, mortgage payment verification, employment verification, and/or pet references as indicated. All applicants must view the property prior to application. Remote applicants must arrange an in-person representative or complete a live FaceTime/video tour of the property. Failure to arrive on time for a scheduled showing, or to provide advance notice of the intent to reschedule, may result in denial. Application fee: $40 per applicant (non-refundable) Renter's insurance required Rental History 24 months of valid, verifiable, favorable rental history required. Valid rental history is defined as a written lease or month-to-month agreement. Less than 24 months of rental history may require an increased deposit or cosigner). 1 or more late payments, NSF checks, and/or noise complaints within 24 months may result in denial. If a prior or current landlord does not respond to a reference request within 48 hours, this may result in denial due to unavailability of verifiable rental history. Credit History Credit score of 700 or above. All accounts must be in good standing for the past 3 years. Any open or discharged bankruptcy will result in denial. Derogatory credit history may result in denial. Insufficient or no credit history may result in denial. Employment Minimum 12 months with current employer, or previous employment in the same field of work. Less than 12 months with current employer may require an increased deposit or cosigner (if cosigners are accepted). Unverifiable current employment may result in denial. Income Monthly verifiable household income must equal at least 3x the monthly rent. Income below this threshold may require a qualified cosigner (if cosigners are accepted) or may result in denial. Acceptable income documentation may include: 2 consecutive recent pay stubs, most recent tax returns, W-2, Leave and Earnings Statement (LES), Statement of Social Security Benefits, housing vouchers, I-20 (international students), or equivalent. Grounds for Denial The following may result in denial for any applicant: Verified unpaid eviction on credit report or confirmed with a landlord. (Note: For Washington State rental properties, landlords are prohibited from taking adverse action based on eviction history occurring during or within six months after the end of a declared civil emergency.) Unpaid rental collection verified on credit report. Balance owing to a prior landlord. 1 or more late payments, NSF checks, and/or noise complaints within a 24-month rental period. Unverifiable Social Security number. Falsification of the rental application. A broken lease that resulted in a collection filing. Any current sex offender registry requirement. (For Seattle rental properties, effective February 19, 2018, landlords may not restrict tenancy based on past criminal or arrest records. Criminal records are not included in screening reports. Where past criminal behavior is relevant to a sex offender registry determination, an individualized assessment will be conducted considering the nature and severity of the offense and any mitigating factors provided by the applicant.)
