As a rent-stabilized tenant, you'll also be entitled to guaranteed lease renewal offers, which makes this the perfect apartment if you want to create a longer-term home, without having to worry that you'll be priced out or not offered a new lease!* **Huge, with superb layout** The living area in this apartment (not including the kitchen and bathroom) is approximately 11.5'x26', which is incredible for this neighborhood + price point. Just as importantly, the layout is a large rectangle, which actually makes it possible to use all the space! You can comfortably fit a full-sized couch, coffee table, tv, dining table, queen size bed, and desk! (See images.) The apartment is bigger than many 1 bedrooms, and even some 2brs. And the layout cutely and cleanly divides the space into two halves, which naturally makes for distinct sleeping and living areas. **Amazing location**. Of course, you're in the heart of Chelsea, with all the bars, restaurants, nightlife, etc. that the neighborhood is famous for. Plus, amazing transit access! Super close the 1 at 18th St, A/C/E & L at 14th St (enter on 16th), the F/M and N/Q/R/W on 23rd, and the Path station. 15 minute walk to Union Square, Greenwich Village, or to the Hudson River/Chelsea Piers. **Great light** The apartment has two large, south-facing windows and is flooded with light throughout the day. There is a building across the street, but it's set back from the sidewalk and not tall enough to meaningfully block the light. **What's the catch No apartment is perfect, but this one's close enough that there's no need to bury the tradeoffs. In particular: - You're 4 flights of stairs up, in a walk-up building. On the plus side, there's no one above you, so at least you won't have to hear neighbors stomping around on the floor above. - The apartment only has one closet. Then again, there's so much floor space that you could easily have a wardrobe cabinet if you need more storage. **Video available on request** * Note: rent stabilization law is too big a subject to cover here, so obviously details and caveats apply.
