THE UNITE This luxury apartment on the 17th floor features high ceilings and stunning views of the cityscape and the sea. It can comfortably accommodate 4 people. Bedroom Configuration: *Master Bedroom: King bed *Additional Sleeping: Full size futon in living room One (1) bedroom, dining room, living room (full size futon in living room), fully equipped kitchen (stove/oven), elegant furniture, washer/dryer, iron, among others. THE BUILDING Two-storey lobby, high-speed elevators, swimming pool with thermal waterfall, living areas "Feng Shui", tea garden, multi-function club room equipped with entertainment center, rooftop GYM, spa and sauna. 24/7 security, concierge service and valet parking on site. GARAGE Assigned covered parking. Parking is free and is located across the street in a parking space of the building. LOCATION AND NEARBY SITES The prime location makes it near South Beach, Coral Gables, Brickell, Edgewater, and the larger Miami area. Strategically located in the heart of Downtown Miami. Shops, fine dining, and entertainment options have all sprouted up for residents to enjoy (some of them are Bayside Marketplace and Mary Brickell Village). It is a 10 minutes drive from the world famous Ocean Drive and South Beach (SoBe). In addition, within walking distance you will find a variety of entertainment venues and events such as: enjoy a Broadway musical at the Adrienne Arsht Center for the Performing Arts, go to a Miami Heat basketball game, or attend a concert at the American Airlines Arena or the James L. Knight Center. For dinners out, this loft is just steps away from popular restaurants such as Bubba Gump Shrimp Company and from Zagat rated restaurants such as Los Ranchos for more selective palates. BUILDING RULES -You will be required to fill out an online PDF form to register as a guest of the building (It is required to enter the property). -Guests with pets: The building charges a non-refundable pet cleaning fee of $500. The guest is responsible for making such payment before check-in (It is required to enter the property) * pets with an extra fee of 225 security refundable deposit and 150 cleaning pet fee non refundable. Hours and information of the building: Clubroom Hours: 8am-10pm Pool hours: 8am-8pm (2 persons max)** Reservations Only** Gym hours: 7am-9pm Reservations Only (4 persons max). Balcony- please keep the balcony clear of clutter or balcony unrelated items. (No bikes, ladders, grill, etc). Only patio furniture or plants. Packages- when a package is received, you will receive an email and text message notification. Parking registration: please complete the attached Miami parking authority registration form (ask directly at reception). Thanks in advance for following the above rules, we really appreciate it! HOUSE RULES The below house rules within this document have been created for reading and approval by the guests and the property owner. All guests and visitors who choose to rent or visit this property agree by the following rules. Disregard these rules may be subject to penalties such as the loss of security deposit or termination of rental contract without reimbursement. CHECK-IN AND CHECK-OUT The rental period begins at 4:00 PM on the day of arrival and terminates at 11:00 AM on the day of departure. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the house is generally tidy and ready to be cleaned, dusted, and sanitized. If additional cleaning is required, appropriate charges will be requested throught Airbnb resolutions. GENERAL Any damage or cleaning issues noticed upon arrival should be reported to the owner immediately. Resident(s) shall be held responsible for any repairs or damage resulting from the misuse of such equipment and shall reimburse management for necessary expenses incurred to repair and/or replace them. NOISE Thoughtfulness is appreciated and expected. Residents are requested to control the volume of stereos, televisions, and musical devices within the apartment. Noisy or disorderly conduct that is annoying or disturbing other residents will not be allowed. Residents are responsible for their guests. PARKING One (1) parking space is assigned to each apartment. (Unless prior arrangements have been made). If you bring a car, confirm the vehicle licensing plate and color. Hand carwash or car repair (motorbikes, cars, and trucks) is not allowed on the property at any time. GARBAGE A $99 cleaning fee will be charged once for having excess garbage. Please leave the kitchen, utensils, and the areas of the apartment free of garbage. NO SMOKING Strictly forbidden to smoke inside the unit. It's for your safety and that of the other guests. Evidence of smoking inside the building may result in the non-return of the security deposit or a penalty may be charged. COMMUNITY RULES Guests agree to abide by rules of the community or building. These may be posted in the unit or at the community pool or office or otherwise. These rules may change from time to time. PETS Pet friendly units. An extra $250 refundable (per pet) will be charged to cover any type of eventual damage. Likewise, a non-refundable $99 pet cleaning fee will be requested that must be paid before the check in. Guest pets must be always leashed when outside of the unit (visitor pets included). TOILET USE Throw sanitary waste along with toilet paper in the bin. Do not throw the trash/paper towels in the toilet. In case of evidence of misuse of the toilet, the repair work must be paid by the guest without exception. BROKEN ITEMS Please let us know if you break something. We understand that accidents happen, and will replace dishes, glasses, etc. We will have to charge a fee for ruined towels, sheets, furniture or damage to the house itself. We appreciate your respect for our property and your honesty if something gets damaged. Thank you in advance for being our guest, enjoy your stay!
