Taken down to the studs and redesigned by a local architect as his own personal residence, this contemporary home was thoughtfully reimagined to maximize both functionality and living space. The HVAC system received new air handlers, condensing units, ductwork, and bath exhaust ventilation. The electrical system was completely rewired from the panel, including data lines, and all light fixtures were replaced with dimmable LED fixtures wherever possible. The old plumbing lines, both below grade and within the walls, were replaced with PVC and PEX. The entire house was reinsulated to current code standards, and sound-deadening insulation was added between the bedrooms and great room to decrease noise transmission. The exterior received a metal roof, impact-rated windows throughout, and impact-rated front and garage doors. Additionally, the second level, which unlike the first floor is wood framed, was reinforced with current code-compliant metal brackets and straps, bringing the structure up to modern standards for high winds. The old non-AC enclosed patio was demolished to make way for a breezy screened porch. The old paver drive was removed and replaced with a new concrete driveway, updated landscaping, and a new irrigation system.
