Utilities Tenant shall be responsible for payment of all utilities and services, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other services associated with the property. Homeowners Association (HOA) This property is located within a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules, regulations, policies, and restrictions at all times during the lease term. Any fines, penalties, violations, or fees imposed by the HOA as a result of Tenant's actions, omissions, or failure to comply shall be the sole responsibility of the Tenant and shall be payable upon demand. Repeated or serious HOA violations shall constitute a material breach of the lease and may result in termination. Pets Pets are permitted only with prior written approval from Landlord. A $250 non-refundable pet deposit per animal is required prior to move-in.
