Can ceiling lights in master bedroom, kitchen, and living room. Has a 4 ft. crawl space for extra storage and a sump pump so you won't get flooded. Fully landscaped yard with mature trees and fully fenced backyard. Has a gravel RV pad, a large area for a garden with a spigot inside, and a very large backyard with a fire pit pad. Location is great- very short walking distance to Roosevelt Jr High, and Constitution Park for all the activities there. $1,250/month on a month-to-month basis, not including utilities. Renter will need to get their own renters insurance. Pet-friendly (no big dogs), first month rent required as deposit ($200 non-refundable for carpet cleaning), subject to background check and previous landlord references. No smoking inside, must follow all Utah and City laws. Subject to monthly inspections and all repairs/updates must be submitted for approval. $10/day late fee and eviction with 30 days of no-payment. Must contact utility companies within 24 hours and renter will need to obtain their own renters insurance. Renter must take steps to maintain the lawn (i.e. watering, mowing, etc.). Utility/water bills will increase over the summer and winter months according to their use (we can inform of what to expect). Any damages incurred by renters will be paid for by renters. As we're looking to also sell it, we prefer to sell. We will be doing showings and taking applications within the next couple weeks and start screening applicants. If we don't go under contract in the next few weeks then we will be definitely renting it.
