    This property was orignally listed as 58+ acres with Seller owning additional parcel totalling 105+ acres which was the difference in original size aand asking price. There were two domestic water lines to the property without service purchased and the sale did not include the $12,000 each for Tric-County service. The original remaarks read 58.65 acres of privacy adjoining the BLM in Delta. Rolling hills, flat land & more than 1,500 feet on both sides of the Loutzenhizer Arroya system, a year round stream carrying runoff water to the Uncompahgre River, provides many places to build or set up your manufactured home. The hill areas on the north side of the property provide opportunities to build on top to take in views of Grand Mesa, the Uncompahgre Plateau and San Juan Mountain Range, or, tuck into the hillside to build that exotic southwest style that fits right in to that location. The northern areas along the Arroya provides level private building sites for your home, barn and shop in complete privacy. Electricity and the Tri-County domestic water line are too the property and the Tri-County tap is included with the price.The Arroya is over 20' lower than the level ground and in some places as much as 300' wide. Irrigation water can be obtained through the Division of Water Resources in Montrose. There are no covenants but a deed restriction saying new homes only, manufactured or site built, and no junk or trash build up. This site is perfect for a southwestern styled home that fits into the high desert terrain and the soil is quite easy to shape with no buried rock underneath for developing your landscaping features. Note; the arroya divides the property and an access across it will need to be developed. Seller will provide the two sections of culvert a previos owner had moved to the site for use but will not construct the crossing. If you do construct an Access into the Arroya there's about 15 acres of level ground that could be converted into pasture (see picture) that would be great for your horses or other livestock. If you develop an access on the south side of the Arroya you open up a horseback ride across 1000's of acres to the river without ever crossing public land.
