We have 1 room available for rent at $1,450, as two long term roommates moved to LA to live together. We have a really good group here, and we're looking for 1 new roommate. No drama! We don't have room openings often, as we're a pretty chill group. The available room is medium size room (~120 sf) with a bigger closet. New vinyl flooring (very durable and clean, see pictures). You will share a bathroom with one person only, as rooms are single occupancy only. Full access to remainder of house, including kitchen. You share a full refrigerator with 1 other person only. Whole house water softener and 8 stage drinking water filtration system installed. There are tons of benefits to the house for sure. We didn't cheap out on the Bosch dishwasher or anything else we continue to upgrade. There is a 3 year old 8-person jacuzzi, that we don't use nearly enough with two TVs on the patio for viewing at almost all seats. Parking is street parking, and the neighborhood is quiet. Tons of parking close by. Neighborhood is nice and clean. I've planted 16 citrus trees (orange, mandarins, tangerine, lemon & lime), passion fruit, peppers, grapes, tomatoes, blueberries, avocado and a few more in the back yard. We always share! Full access to washer & dryer. Two sets of newer LG washer and dryers (see picture). It's very convenient to have two sets! The living room is setup with a huge Arizona Leather sectional couch and 83 inch OLED tv with Sonos surround sound (theater like experience). Garage has a decent gym setup, treadmill and sectional couch with 77 inch OLED tv. Nice place to get some alone space if needed. Outdoor patio setup is awesome with 550+ sf covered attached patio. Patio couch is very big, two swivel chairs with ottomans, fire table and 2 outdoor TVs. Basically an outdoor living room and outdoor dining room. Huge Weber grill with everything you'd need. Central air (new 2023 unit), central heat. Ceiling fans in all rooms and outdoor patio. We're pretty chill with stuff. Looking for stress free chill people that get along with people easy. We're a couple in our 30's, work regularly schedules and keep things chill. We've done this room rental thing for a while with great success. Most people remain in contact as friends. Full access to the kitchen (three refrigerators, so you share with one other person). Kitchen is fully stocked with dishes etc. Small appliances are mostly high end brevelle. I have a dog, so please be okay with that. She's the best and loves everyone. I'm not looking to have additional pets sorry. Ellie is good with other pets, but adding more animals is just too disruptive. The house is stocked with smart home features, multi room audio with the Sonos throughout the house. Eero 6e pro WiFi mesh system. Very Tech, keyless entry etc. YouTube TV, HBO, Netflix, Hulu, Disney, paramount+on the house TVs (this may be added to or change as time passes). There's a PlayStation 5, Xbox series s and Nintendo switch 2 in the living room. First months rent, and one month deposit to take occupancy. Lease is month to month. Utilities, 1 TB internet, cleaning supplies and cleaners (clean the common areas and bathrooms every two weeks) are split evenly by the number of people living here. Cleaners clean common areas and bathrooms. Please let me know if you have any questions, as I know choosing a place is a big decision. Month to month, and lease must end on the last day of a month. All utilities are split evenly. No pets.
