Rent can be reduced by $100 per month in the summer months (May through October) for tenants who keep the yard beautifully maintained year-round. Open to a six-month lease at $3,500 per month. 1. Premises The Landlord hereby rents to the Tenant the property located at 2360 E 2100 S, Salt Lake City, UT 84109 (the "Premises"). 2. Term of Lease The lease shall commence on TBD, and shall remain in effect for a period of 12 months, ending on TBD. After the initial term, the landlord and tenant will meet at least 30 days before the lease ends to renew on a six- or 12-month lease, or the tenant may decide to move out. 3. Rent The Tenant agrees to pay a monthly rent of $3,000, due on the 1st day of each month. If rent is paid after the 5th of the month, it will be late, and a late fee of $200 will apply + $50 dollars for each day it's late. 4. Security Deposit The Tenant has paid a security deposit of $1,500. This deposit shall be held to cover damages beyond normal wear and tear, unpaid rent, or other breaches of this agreement. The deposit will be refunded within 30 days of the Tenant vacating the Premises, provided all conditions are met. 5. Utilities The Tenant is responsible for all utilities, including but not limited to: Water, Sewer, Garbage (public utilities) Gas Electricity Cable/Internet 6. Restrictions No Smoking: Smoking is strictly prohibited inside or outside the Premises. No Pets: No pets are allowed on the Premises. 7. Maintenance and Repairs The Tenant is responsible for maintaining the interior and exterior of the property in good condition. The Tenant must promptly notify the Landlord of any necessary repairs. The Tenant is prohibited from making alterations or improvements to the Premises without the Landlord's written consent. 8. Condition of Property The Tenant acknowledges that the Premises are in good condition at the start of the lease. Entry by Landlord: landlord can enter home with 24-hour notice for inspections or repair. The landlord is leaving personal property, such as furniture, a lawn mower, a washer and dryer, and other lawn tools. The tenant will use the items, but the landlord remains ownership. If the washer/dryer and lawn mower break down, the landlord is not responsible for the repairs. 9. Insurance The tenant is encouraged to get renter's insurance to cover their personal belongings and liability. The landlord is not responsible for any damaged personal property. 10. Termination of Lease The tenant may terminate the lease by paying all rent due plus one month's rent if the lease has not expired. After the 12-month lease, the tenant would have to provide a minimum of 30-day notice to terminate. The landlord can ask the tenant to vacate the property with a 30-day notice or sooner if the tenant has violated any part of the rental agreement, such as late rent. 11. Governing Law The laws of the State of Utah shall govern this agreement.
