This lease agreement is for a term of 12 months. 1. Security Deposit: A security deposit of $2,480 is required upon signing the lease. This deposit is refundable after a move-out inspection, minus any deductions for cleaning, pet cleaning fees, or damages that may have occurred during the tenancy. The tenant is responsible for covering any damages beyond normal wear and tear, and these costs will be deducted from the security deposit. 2. Utilities: The tenant will be responsible for paying the utilities, including water, sewer, and electricity (based on usage). 3. Cleaning Fees: A cleaning fee will be charged during the move-out process. The tenant must return the property in good condition, and the cost of cleaning and any necessary repairs due to neglect or damage will be deducted from the security deposit. 4. Parking: Tenants are allowed to park no more than 2 cars on the premises. There is no parking allowed on the street or in unauthorized areas. Business-related parking or operations are not allowed on the property. 10. Property Entry: The landlord reserves the right to enter the premises with 24 hours' prior notice for inspections, repairs, or maintenance. If the tenant fails to respond to the landlord's request for entry, the landlord has the right to enter the property for an inspection without prior notice. 11. Maintenance and Repairs: The tenant is responsible for keeping the rental property clean and well-maintained. Any damage caused by neglect or abuse must be repaired at the tenant's expense.
