The second bedroom could easily be converted to an office. Lighting is very good with high ceilings. Each bedroom has a full size bed with sizable closet space. The rent includes all utilities and housekeeping-every two weeks with linen washed and changed, and overall cleaning. Located in one of Denver's premier historic neighborhoods-Park Hill- you will enjoy the quiet of tree-lined streets with the vivacity of a neighborhood that is committed to diversity. Close to City Park, means your experience includes lakes, biking trails, golf courses, museums, eateries, all within a quick shot of the rental. The location leaves nothing to be desired with all of Denver at your feet. If you are working in downtown Denver or nearby hospitals, the busline is 5 houses away. If you need to zip out to the airport, the train station to the A-line is a mile away. The unit sports beautiful outdoor gardens to relax in, water features, and a vegetable garden. Up to a one year lease with potential to renew. Refundable deposit of $2200 as last month rent and damage deposit. Refund would occur no sooner than 2 weeks after move out and/or after any assessed damage is repaired. No pets. No smoking or vaping anywhere on the property. Parking is unlimited on street and always available. Street is quiet and well-lit. Bicycles can be stored securely in back yard and overwintered in garage for an extra fee. Quiet hours begin at 11:00 p.m.until 6:00 a.m. especially since landlord occupies upper floor. Back door is a shared door with landlord therefore tenant needs to be respectful of entryway noise, dirt, snow and keeping door to outside properly locked. No long term overnight guests (2 nights max). If you expect visitors, permission from landlord in writing is needed. The unit is not available to sublet. Outdoor spaces are part of rental space but noise levels need to be kept low. Tenant is expected to keep the unit clean, free of waste material and any spills or stains on carpet or furniture. Should spills occur that need professional cleaning, tenant is expected to inform the landlord immediately as stains can set.Tenant will comply with the rules for housekeeping to enter and clean your room and the unit by stowing all personal items and food. Housekeeping will launder/change bedding every 2 weeks.Extra linen and towels available but tenant is expected to launder bathroom towels. Housekeeping is included in the rent. When maintainence of sprinkler system arises, one bedroom closet contains the main water valve turn-off, landlord would schedule and give notice in advance for entry to that bedroom that has waster shutoff. Should it be an emergency, entry would be immediate and without tenant notification. Nothing but toilet paper and waste goes down the toilet. No wipes, feminine hygiene products, not even if it says disposable. Tenants are expected to read the manuals of operation for all appliances and use according to user guidelines. All utilities are included but I request that you use them resourcefully- not leave lights on, do laundry in off-peak hours if possible. I follow the Denver Recycles guidelines for waste disposal and recycling and expect the tenant to follow those. Receptacles are located within the unit with larger dropzones directly to the east in alley. No smoking, vaping or candle burning anywhere on the property. No fires in fireplace. No pets allowed.
