Including but not limited to: a. 3-day comply or vacate b. 10-day comply or vacate c. 14-Day pay or vacate d. 30-day pay or vacate Any damage reported is remedied and fully paid off. Payment plans are not sufficient as proof of pay off. No money owed to previous housing provider. No evictions Proper notice provided to previous housing provider. Current and previous housing provider information must be verifiable. Applicant(s) must receive positive recommendation from landlords. Qualifying applicants with no rental history will be required to have cosigner. Income History Combined gross wages of applicants must be three times the rent. Cloud Castle Properties reserves the right to consider 2.7 times rent. Applicants must provide 60 days of proof of income. All source(s) of income must be verifiable either through employer pay stubs, tax returns, or bank statements.Must be original form with identifying information (first and last name, SSN, date of birth) Applicants should have minimum 6 months employment with current employer. Current employer must be able to verify that applicants employment, pay rate, and hours worked. Non-taxable income may be grossed up 25%. We will not use future income except with a verifiable job offer letter detailing exactly the amount to be earned each month. Applicants not eligible for pay statements must submit prior year tax documents. Income based on net income. Credit History Minimum credit score is 700. TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. Applicants credit history must fall in the 'low risk' range. Bankruptcies within the past 7 years must be fully discharged with documentation. Positive, established credit history with no non-medical collections. Debt to Income Ratio less than 40% Criminal History A criminal background check will be run on every adult applicant. No convicted sex offenders or child molesters permitted (no waiver allowed). A conviction, guilty plea, or no-contest plea for any felony or any misdemeanor or gross misdemeanor involving assault, intimidation, sex-related, drug-related, property damage, weapons charges, criminal trespass, theft, arson, violence, dishonesty or prostitution will be grounds for denial. Any criminal record activity that could be deemed harmful or threatening to the health and safety of an individual, the rental property, neighborhood or property of others will be grounds for denial. Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved. Properties will not be held off market while awaiting resolution of pending charges. General All persons 18 or older (or emancipated minor) must apply. All persons 18 or older (or emancipated minor) must provide a government-issued photo identification. Application screening fee is assessed by the third party screening firm and is the responsibility of the applicant. Application is not considered complete until every a separate application for each adult (or emancipated minor) is submitted and all application fees are paid. Incomplete, inaccurate, or falsified information on the application is immediate grounds for denial and/or termination of the lease. (No waiver allowed for falsified information.) We will also withhold the entire holding agreement fee if we find false or misleading information on the application. We do not accept rental screening results from other sources. You must complete rental screening through this application. We allow only two people per bedroom (plus one), and up to five non-related occupants. Exceptions are when occupancy laws stipulate more or less. Home-based business: Please use the premises only as a private residence. Working from your home is allowed. However, we ask that you do not use it as your primary work place. For example, we do not allow home daycare businesses or hair salons. In addition, the property is not to be used in any way that is illegal or dangerous or which would cause a cancellation, restriction, or increase in property or management insurance premium. Pet Screening Criteria Pets will require Monthly Pet Rent of $25.00 per pet. Maximum 2 pets per home. Exotic pets include animals that are not dogs and cats, and will not be permitted unless permanently confined to a small cage/tank: a. Rabbits, Guinea Pigs, Chinchillas, Rats, Mice, Gerbils, Hamsters, Sugar Gliders, Hedgehogs, Ferrets, Birds, Reptiles, Amphibians, and Fish Animals that have ESA or Service Animal verifiable documentation are not considered as "Pets" Pets may not have a history of violence towards another animal(s) or person(s). Animals are not allowed on the premise until a Pet Addendum has been executed. All pets and animals must be properly licensed if required by city or county law and a record of current immunizations and pet photo will be requested. Property Manager will have the right to turn down a pet/animal if it displays a vicious temperament.
