Occupancy & Lease Term Term: This is a 6 lease agreement. Single Occupancy: The room is for one person only. No overnight guests are permitted without prior approval. 2. Rent & All-Inclusive Utilities Monthly Rent: $850 per month, due on the 1st of each month. All-Inclusive: Rent includes Electricity, Water, Sewer, Trash and Professional Lawn Maintenance. Policy: The owner provides these services for reasonable residential use. Excessive utility usage may result in additional charges. 3. Shared Space Etiquette (The "Clean Home" Standard) Kitchen & Common Areas: Tenants are expected to clean up immediately after using shared spaces. No dishes left in the sink. Bathroom: The shared bathroom must be kept clean and free of personal items at all times. Noise Policy: Quiet hours are observed from 10:00 PM to 7:00 AM to ensure a peaceful environment for all residents. 4. Prohibited Items Smoking/Vaping: Strictly prohibited anywhere on the premises (indoors or outdoors). Pets: No pets of any kind are permitted. Illegal Activity: Zero tolerance for any illegal substances or activities. 5. Security & Maintenance Security Deposit: $850 is required to secure the room and will be held for the duration of the lease.
