Seeking a long-term tenant for a condo in On Top of the World, a 55+ gated community in Clearwater, FL. Situated in the peaceful back section of the east side of OTOW, the patio overlooks the woods, ideal for outdoor grilling and relaxation. Rent includes cable, internet, water, sewer, garbage, and access to the community center, pools, dog park, shuttle service, and more. The condo is unfurnished, freshly painted, and cleaned, ready for occupancy by October 15th or sooner. After the applicant is successfully screened by myself and then will proceed with an application to OTOW which has a fee $150. Applicants must adhere to OTOW rules and guidelines which can be found online. Applicants must also provide proof of income, rental references, and personal references. First month's rent, last month's rent, and a security deposit totaling $4,050 are required to move in. Small dogs or cats are welcome with a nonrefundable deposit. Tenant must be 55+ and pass background check to be approved by condo association. Please contact me for an application first. Water, sewer, garbage, cable and internet are included with the rent. Tenant only utility responsible is power which must be transferred into their name before moving into condo. Use of community center, pools, dog parks and other amenities are included. Tenant be able to abide by all rules of condo association (rules and guidelines can be found on OTOW website) Tenant must provide rental references, personal references and proof of income. No smoking is allowed inside the condo. Small dogs and cats are welcome with nonrefundable deposit. Tenant is responsible for changing the ac filter monthly, maintaining a clean living environment, reporting any issues to landlord immediately, and granting reasonable access to condo to make repairs. Not granting reasonable access to condo will result in eviction. Only the tenant on the lease and approved by OTOW can reside at the condo. Visitors are allowed for 21 days. Grandchildren are allowed 30 days visits. Rent is to be sent each month by check to landlords address. If rent is past due over seven days, a 10% late charge will be applied. If rent is not received within 15 days a stop/quit notice will be issued. If rent is not paid within 3 days of notice, eviction proceedings will begin.
