The home includes two spacious bedrooms, each furnished with a queen-size bed and full bedroom furniture. Both rooms offer plenty of space to settle in and unwind after a day on the water. The open-concept main living area makes it easy to enjoy time together. The kitchen comes fully equipped with appliances and everyday essentials for cooking and dining at home. A breakfast bar with stools provides a casual place for morning coffee, while the nearby dining table sits beside windows that frame the canal. The living room has a comfortable seating area and wide windows and doors that bring in natural light and showcase the changing waterfront views. Outside, a fenced backyard offers privacy along with a hot tub for relaxing after outdoor adventures. An itemized statement and any refundable portion will be returned within twenty-one (21) days after tenancy termination and vacancy, as required by RCW 59.18.280. Pets: One (1) pet permitted only with prior written approval. Pet must weigh less than 50 pounds. Tenant agrees to pay an additional $100 per month in pet rent and a non-refundable $250 pet cleaning fee due at signing. (Service and assistance animals are not considered pets and are not subject to these fees, consistent with applicable law.) Use of Watercraft: Kayaks and other watercraft are provided for tenant use at tenant's sole risk. Tenant agrees to use all equipment safely. Personal flotation devices are required while on the water, and minors must be supervised at all times. Occupancy Limit: Maximum occupancy of four (4) persons. Quiet Hours: 10:00 PM to 8:00 AM. Tenants shall not engage in conduct that disturbs neighbors' peaceful enjoyment of their property. Subletting/Assignment: Subletting or assignment of the premises is prohibited without prior written consent of the landlord. Landlord Entry: Landlord may enter the premises with at least forty-eight (48) hours' written notice for inspection, maintenance, or showings, and with at least twenty-four (24) hours' notice for prospective tenants or buyers, in accordance with RCW 59.18.150. No notice is required in the event of an emergency. Utilities: Landlord shall pay for water, septic, garbage, recycling, electricity, and internet. Tenant is responsible for propane used for the fireplace and outdoor heating after the initial propane supply is exhausted. Rent is due on the 1 day of each month. If rent is not received by 11:59 PM on the 5 day of the month (the "grace period"), Tenant shall pay a late fee of $100 or 5% of the monthly rent, whichever is greater. Late fees may only be assessed on rent that is past due and shall not be charged on any prior unpaid late fees, utilities, or other charges. Total late fees will not exceed limits allowed under applicable Washington State law. Landlord agrees to provide any required notices for nonpayment of rent in accordance with Washington law prior to initiating further action.
