    Nestled in a cul-de-sac near the pool and tennis court in the established Woodruff Lake subdivision in Five Forks, our home is located on a tranquil lakeside setting with a pretty forest on the opposite shoreline...it's a private, wonderful view. The serene backyard is finished with a rare seawall (normally over $10K to build), a large paver stone patio, an ivy-covered trellis and beautiful landscaping, some of it recently by Martin's Nursery. The front yard was completely re-landscaped over the last two years with a nice arrangement of various ornamental plantings from Martin's. All windows were replaced with Taylor Windows best Platinum series in January, 2017 for $9,000 (negotiated down from over $10,000). With the exception of the foyer and upstairs hallway, the entire interior was professionally repainted in 2017 ($2,000). The family room overlooks the lake and has a gas fireplace and built-in bookshelves. The beautiful $4,000 Connelly pool table may be included with home purchase. To take logical advantage of the view, we transformed the breakfast nook into our main dining area overlooking the lake, while the former dining room now makes for a very usable den that extends the living space of the living room. The kitchen features attractive Corian counters, beautiful tiled backsplash and a pantry closet. A new gas range has replaced the electric one shown in the kitchen photo ($600 value). There is a computer desk/wine rack combo just off the breakfast nook. Around the corner is a laundry room with included newer front load washer and dryer ($1,200 new two years ago). Next to it is a coat closet and the entrance to the two-car garage, complete with new shelving for added storage ($300 value). Upstairs are three bedrooms, with the beautiful master being one of the largest bedrooms you've ever seen...complete with another gas fireplace, built-in bookshelves, trey ceiling with two ceiling fans, a very nice en suite bathroom with large walk-in closet and more amazing views of the lake....it's truly a wonderful retreat. The second full bath is next to the guest bedroom, complete with a double-sink vanity and a new lighting fixture ($250), while a third "office" bedroom is down the hall. LOTS of closet space in all bedrooms. In 2018, we added a new carpet runner for the stairs ($750). In May of this year, we spent $2,100 on a professional roof treatment by Roof Maxx. This is an innovative, highly-rated soy-based treatment that restores waterproofing and flexibility to shingles and it comes with a 5-year warranty transferable with the home. With additional treatments every five years, the typical roof life can be extended by 15 years! We were elated to discover this process and in addition to the treatment, just a few very minor repairs were made beforehand. You will pretty much have a "new" roof for at least five years. Simply treat it again after that to continue enjoying the benefits of a trusted roof. We have arrived at our price of $257,900 as follows: We paid a great price of $230,000 in August, 2016...a little higher than some other homes in the area that were for sale at the time, but the quality of the backyard (landscaping, paver stone patio, rare seawall), the incredible view and the home's overall excellent condition easily warranted the price. If one assumes just 3% annual appreciation (low for a high demand, excellent schools area), that brings the value to $251,000. If we add just 50% of the new windows $9K expenditure, we're now at $255,500. And if we add just $2,400 to cover the painting, about $3,000 of new landscaping, new gas stove, newer front-load washer and dryer, the recent Roof Maxx treatment and the other items...all totaling around $10,000...we arrive at the extremely fair and excellent price of $257,900. We think it's worth every penny, especially with the incredible lakefront backyard and beautiful view. But we're open to reasonable negotiation.
